Please Help with Guesstimates ....

I will be moving into a Rented House in Kent on Oct 4th. I will be liable for all bills inc. Council Tax (band D). I am allowed to Sublet 2 rooms.

I have never had bills before so in order to set the rent I need to cover myself I will need to have a very rough idea of what to expect.

I'd like as many posts as possible from anybody in a 3 bedroom house with one bathroom (Power shower, gas central heating, all light bulbs energy savers)
(please overestimate by a few quid, I'd prefer a pleasant surprise to a nasty shock)

here is my current (over)estimation:

Council Tax £1,400.00 p/a; £121.67 p/m.
Internet £150.00 p/a; £17.50 p/m.
Television £150.00 p/a; £17.50 p/m.
Water £900.00 p/a; £80.00 p/m.
Gas £900.00 p/a; £80.00 p/m
Electric £900.00 p/a; £80.00 p/m
TOTAL £4,400.00 p/a; £396.67 p/m (OUCH!)
does this sound about right? My boss says his monthly bills are approx
£180-£200 p/m


Here's monthly averages I have got from people at work
COLIN (4 Bed) £440
TONY (3 Bed) £240
WAYNE (3 Bed) £390
IAN (3 Bed) £340
MICK (3 Bed) £320
DEREK (3 Bed) £340
ANDY (3 Bed) £290
JOE (3 Bed) £340

All I'm asking is for ppl to state house size and average bills, Please, No Names Necessary.

  • There are people on here that will have a better idea of this than me but budgeting £2700 for gas elec and water seems way over (even when subletting) I would suggest that you can shave at least a thousand off that.

    OOPS: Telephone too!
    I really am new to this ... I will be better able to adjust my guesstimates over time.
    The purpose of this was really to work out whether I should put £200/ £300/ £400 or £500 into a monthly bill account, and whether I should Charge each tenant £365/ £375 or £380.
    I have put together a monthly personal budget planner where the first two months
    will work on my (over)estimates in the projected expenses column, and the subsequent months will draw the Projected expenses from an average of the Actual expenses column from previous months (Plus £10 - I always like to budget that little extra where possible)
