Your local knowledge is outstanding.:)
Just got a good memory. I bought my first flat from Bazzer, and the negotiator (a very long story with him...) taught me my first bit about selling.
I asked him if a piece of land was included, the reply "if it was, would you buy it?" - me, "well I suppose yes" (I was 19 and very green) - his reply "well it's !!!!ing included then son" - I always wondered what would have happened if it hadn't been.
The new builds you mention are interesting. Years ago on that site were two pairs of cottages owned by a local plant hire co - they were listed and preserved, but the company wanted out of them, so they stored paint in them, not just 5 litres, but about 1000 litres of cellulose plant paint, and you can guess, can't you? in about 1978, they went up, on November the 5th.
After that of course then the access was there to build on that mangy little corner, the rest is history.
Barry has been a very rich man from nothing (well a Jewish family is never nothing) and lost it all before, it will be interesting to watch him this time around and see his strategy.
There will be some little gems out there, keep an eye on the houses in Radlett Road , Frogmore, the Radlett end of it , the ones backing on to the fields, there will be one or two coming up there soon.0 -
Not sure on your room sizes but on the middle floor can you make the bathroom big enough to allow a jack & jill bathroom so both double and single bedrooms both access bathroom?
If you can do that can you repeat the plan on the top floor? So you effectively have a house with 2 double and 2 single bedrooms with ensuite bathroom each?
.
Sorry timings a bit out, I replied to page 1 and then realised there were 5 pages (doh).
I'd go and have a viewing now it's on at £250k and tell them when there ready to accept a lower offer you're waiting.0 -

You have a reference for this, or is it just your preconception? No reliance should be placed on the above! Absolutely none, do you hear?0 -

Don't try and be clever boichik.
Jewish families are like chinese, they look after their own with a passion (nothing wrong with that) . Even if Bazzer had hard times, then his family would support, as he would be expected to support. Look at the website, and see how many family members work for him - you will also notice the lack of "outsiders" who are close to the core.0 -
Unfortunately I once had to deal with Simmons. After a telephone conversation one of the teenagers he has working there left my phone line open while he made his next call to BA's radlett team. Lived upto the reputation that EAs have and made me convinced never to deal with them again.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. Simmons will be the next to go. The big house is already for sale after attempting to use it as a film set. They haven't got a clue.
BA is of extremely dubious morals, I love asking him if this recession will cause him to go bankrupt again - for some reason he doesn't like that.
I don't suppose you remember Lloyd Kaye & Co - the senior negotiator from BA merged with a boufant hairdresser who the proceeded to cheat him left right and centre - the boufant was a nephew of the gentleman who owns Dixon who was in partnership with a lawyer and a chap who owned a pencil factory.
As I said, the only one who will last is Palmers who will continue to plod on.0 -
I remember Rimmers who sold out for a small fortune in the early 1990s to one of the nationals (may have been Bairstow Eves), deal was that he couldn't re-open in the area for 2 years. Tended his garden for a couple of years to sit out the crash, then opened as Yeo.
Latest is that Hsons have unmanned their B'wood office and transferred the business (?) to Radlett Office. In Radlett, Puterills have shut shop.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. An update:
The house is now available to rent furnished at £1150 pcm. Available from early November.
I was warned that buying a place with tenants could result in a delay if the seller can't get the tenants out in time for completion. Any delay in this market and you run the risk of the price falling while the delay is sorted.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. Could you insist on a contract that allows you to rescind the purchase entirely if completion is delayed by more than say 2 weeks? No reliance should be placed on the above! Absolutely none, do you hear?0 -

Not sure if you can do that with an auction purchase.
Given up on the idea now. Given the recent economic turmoil, I'm not risking anyone being able to get a mortgage to buy in Spring. Rental yield wouldn't be exciting.I'm a Forum Ambassador on the housing, mortgages & student money saving boards.
