free tenancy agreement wanted

I'm looking at renting out my property shortly and wondered if there is any way i can get my hands on a tenancy agreement without having to buy one?

I'm sorry if this sounds short.
Please join a landlords association (eg NLA, RLA or a local association). Costs are less than 100 pounds a year which is tax deductable. They will be able to provide you with an AST and also expert advice and a telephone helpline to advise you on your obligations. I will mention a few here. Deposit protection, mortgage approval, buildings insurance, liability insurance, gas saftey certificates, correct address notification, your duty of care, maintainance, access to the property etc. If you have all these and more covered then fine, but then you should also be able to sort out your own AST.
Otherwise I'm afraid that we will see you in 6 months or a year when you post about your T taking you to court because you did not know about your obligations. Do not protect your major assets with a tenacy agreement downloaded from who knows where on the internet. We have seen this many times on these forums.0 -

I'm setting up a business, my business consists of an asset worth about 200k which I'm going to protect my rights to using something of dubious origin off an internet chat forum.....
....But don't worry I'm entirely clued up on all my legal obligations for gas/fire safety/HMO registration and my tax liabilities and I know what constitutes an inventory that will hold up in court and the exact dating needed to exercise my section 21/8 rights in my dodgy tenancy agreement and won't need to because my tenant referencing and checking has been so thorough.... and of course I've notified my mortgage company and have contingency funds in case I get a bad tenant.....0 -

I understand that i also have to pay a subsription to join the landlord law sites. I'm trying to do this as cheaply as possible and don't wont to pay out for a form if I can help it. I'm also looking for an inventory form.0

Additionally, membership will get you a reduction on your LL insurance premiums plus discounts at your local DIY shed/builder's merchants etc.
Being a member of a local affiliated LL Assoc. can give you valuable insight into the local lettings market, known troublesome tenants, help with word-of-mouth advertising, plus access to seminars etc on relevant topics.
An error or omission on your part, and/or a shrewd tenant, can cost you a lot more than the c70 quid membership fee (which as already stated is a bonafide expense for tax purposes). It is likely that membership of a recognised LL association will be compulsory in the not-too-distant- future IMO.
Go and have a good trawl though LandlordZone as a start, but search back though here too on the problems that can befall a "green" LL who tries to cut corners from the very start..0 -
If you intend to do it on the cheap, then the chances are that you'll end up with a tenant who is similarly loathe to part with their rent money.
Have a look on here for threads by new landlords who have paid dearly for their inexperience. Makes grim reading.0 -

Any idea how to do an inventory that holds water, know how to serve a section 21 properly - know what happens if it goes to section 8, what if the tenant pays some money the day before court; know what terms are overriden in tenancies (just because it's in there doesn't mean it holds water) by statutory rights (e.g. quiet enjoyment, tenant's notice terms), know how to do a TDS properly and raise a dispute..... did you do your own conveyancing when you bought your house?0 -

I got thisSHORTHOLD TENANCY AGREEMENTAgreement for an assured shorthold tenancy
And the following:

2. The landlord agrees to let and the tenant agrees to take all the property situated at the
following address:_xxxxxxxxx together with all the fixtures and fittings.
3. The tenant agrees that the property will be occupied as a single dwelling house only and that
they will form a single household. The use of the kitchen, bathroom, sitting room and the bedrooms will be used as for a single household. The tenant will all pay for the electricity, gas and telephone.
4. Full rent shall be £800 exclusive of rates per month from such date 15th March 2007 until 15th September 2007.
5. The tenant agrees to pay full rent on the 15th day of each month.
6. The tenant agrees to pay gas, electricity and telephone costs during the period of tenancy,
including council tax (if not exempt).
7. The tenant shall not sub-let the property.
8. The landlord agrees to carry out all necessary repairs and decorations for reasonable standards.
9. The landlord undertakes not to interfere with the tenant’s use of the property except in the
case of proven vandalism.
10.The tenant shall keep the interior and the fixtures and fittings of the premises in a good clean
condition and make good any damage caused by the occupants (fair wear and tear excepted).
11.The tenant agrees not to change any decoration in the house or to put any shelves on the walls
or locks on the doors, without the landlord's permission.
12.The tenant agrees that the occupant/s will use the fixtures and fittings at their own risk, the
landlord will not be responsible for any article damage or personal damage. The landlord is not
liable for any liability.
13.The tenant agrees not to enter into any trade or business, or to keep any pets in the house, or
to have anything inflammable which could be a fire hazard or affect insurance.
14.The tenant agrees to respect their neighbours so that if they have a late night party they should
consult the neighbours beforehand.
15.The tenant agrees to allow the landlord reasonable access to the property in order to carry out
any repairs or to deliver or remove any household items, upon being informed beforehand of the
landlord's intention to visit.
16.The tenant agrees that the total number of occupants shall not exceed more than 2
persons at any time during the period of a single household occupancy, except any additional guests.
17. The tenant shall pay to the landlord the sum of £800 as a deposit against damage and non payment of rent. If no damage is caused and the rent is paid up to date in full, then
the deposit shall be returned to the tenant at the termination of the tenancy, free from any deductions whatsoever.
18. This agreement may be terminated by either party by giving the other four weeks written notice. Such notice to expire on a rent day. On breach of the agreement this contract will automatically be terminated.
19. On the expiry of the tenancy, the tenancy may be renewed for only one year, with an increase in rent on the landlord's approval.
20. Until the expiry of the tenancy, the tenant agrees to pay full rent, even if they vacate the property early and shall peacefully surrender the premises to the landlord for his use and occupation or to re-let tenants at his own discretion.
21. The tenant hereby agrees not to live in the property as multi-occupation as defined in the Housing act 1985 and the Housing Regulations 1990. In the event of the local authority deeming the occupation to be a multi-occupation the agreement is terminated by both parties, and if they still wish to occupy the property the costs for the supply and installation ordered by the local council will be met by the tenants.
22. The obligations of the tenant under this agreement are joint or individual.

You could probably do with some professional advice. I'm sure being a landlord on a budget is a great plan but you could come seriously unstuck.0
