In my opinion, the above AST agreement contains many omissions and is poorly worded and wholly useless, use it at your peril.0

or locks on the doors, without the landlord's permission.
12.The tenant agrees that the occupant/s will use the fixtures and fittings at their own risk, the
landlord will not be responsible for any article damage or personal damage. The landlord is not
liable for any liability.
13.The tenant agrees not to enter into any trade or business, or to keep any pets in the house, or
to have anything inflammable which could be a fire hazard or affect insurance.
14.The tenant agrees to respect their neighbours so that if they have a late night party they should
consult the neighbours beforehand.
15.The tenant agrees to allow the landlord reasonable access to the property in order to carry out
any repairs or to deliver or remove any household items, upon being informed beforehand of the
landlord's intention to visit.
16.The tenant agrees that the total number of occupants shall not exceed more than 2
persons at any time during the period of a single household occupancy, except any additional guests.
17. The tenant shall pay to the landlord the sum of £800 as a deposit against damage and non payment of rent. If no damage is caused and the rent is paid up to date in full, then
the deposit shall be returned to the tenant at the termination of the tenancy, free from any deductions whatsoever.
18. This agreement may be terminated by either party by giving the other four weeks written notice. Such notice to expire on a rent day. On breach of the agreement this contract will automatically be terminated.
19. On the expiry of the tenancy, the tenancy may be renewed for only one year, with an increase in rent on the landlord's approval.
20. Until the expiry of the tenancy, the tenant agrees to pay full rent, even if they vacate the property early and shall peacefully surrender the premises to the landlord for his use and occupation or to re-let tenants at his own discretion.
21. The tenant hereby agrees not to live in the property as multi-occupation as defined in the Housing act 1985 and the Housing Regulations 1990. In the event of the local authority deeming the occupation to be a multi-occupation the agreement is terminated by both parties, and if they still wish to occupy the property the costs for the supply and installation ordered by the local council will be met by the tenants.
22. The obligations of the tenant under this agreement are joint or individual.

This is a wind up isn't it - it's not even in proper english let alone legal terms; some of the legals are wrong - so it's ok for them to live in multi-occupancy as defined by the more recent legislation as long as they oblige by the 20+ year old stuff ????? :rotfl: A Landlord cannot give 4 weeks notice it's a statutory right for 2 months notice... who wrote this.... :eek:0 -

Hi thanks for the words of wisdom. However, i've had a look at joining a landlord association and thats going to cost me £70 to get a £5 form. Hardly money saving. I understand that i also have to pay a subsription to join the landlord law sites. I'm trying to do this as cheaply as possible and don't wont to pay out for a form if I can help it. I'm also looking for an inventory form.
I hope you're not in my area - if you're trying to "play at being a LL" on the cheap then I can only imagine the state of the property!
You will be wise to listen to the other members in this thread (although perhaps not the one giving the free AST!) - they've given you something on the cheap - valuable advice that's free!0 -

I loved the "the obligations of the tenant under this agreement are joint or individual" aswell. Were they trying to say "joint and several" perhaps
