Well, I found it on rightmove too, and there are 48 properties under £190k with at least 3 bedrooms within 1/2 mile of your postcode, and yours is the FOURTH most expensive!!
Other than the garish paint in a couple of the bedrooms (minor cosmetic stuff!), it looks nice.

You should price it at £175k for starters, as this is below the stamp duty level, and no one will consider paying above this.
A housebuying company will no doubt look on rightmove, and "value" it at around £150k in line with all the other 3 bed houses, so would then offer you 75% of this... are you prepared to accept £112k??
The houses below £150k are much smaller, so why don't you just put it on at £150k for quick sale?
Home buying companies are for those who are in severe dire strates with their finances, and their only other option is reposession... they're often under the impression that the home buyer will rent their home back to them, but in reality it's only a 6 month contract, and then they have to move.Should've = Should HAVE (not 'of')

From reading other posts on this thread, I get the impression that a forced-sale valuation for your property would be around £140k. So, knocking 25% off that would give you around £105,000. Would you be prepared to sell for £105,000? Unless you are, I can't see why you are wasting your time trying to find an ethical 'buy-it-quick' company.
All they will do is buy the property off you then put it into the next available auction with a guide price of say £130k. At that price it'll attract a fair bit of interest, and it'll sell probably for a fair bit more than the £130k. I can't understand why you don't just do the same and cut out the middle man?
If, on the other hand, you want to get closer to your £165k figure, then you should just leave the house on the market as you have it at the moment. You are then in exactly in the same position as millions of other vendors, so you may well lose the house you want to purchase. One advantage of the standard route is that you can exchange the contracts for your purchase and sale at the same time. If you sell at auction, you might find that your house sells, but your vendor changes his mind, so you end up house-less.No reliance should be placed on the above! Absolutely none, do you hear?0 -

As a FTB can I offer some feedback on your listing to attract more people? This is what me and my boyfriend would say if we came across it.
Pic 1 - Is there anything you can do about the laminate, maybe a rug? Why are the sofas so close and facing each other and the TV tucked away - is the room very small? Can you remove a sofa and balance the room a bit? It looks slightly cramped. You also have an amazing window there, don't hide it!!
Second pic - again, two sofas? Let people see the floor, even if it's just in the photo..
Third pic - bedroom looks lovely, again, I have an issue with laminate so a rug would cosy it up.
4th pic - Could you repaint that room and even remove the wardrobes?
5th pic - I am a big fan of red so i like thisSome people may not, but don't get rid of it completely, maybe break it up with some white walls.
6th pic - Bathroom looks great
It looks like a really nicely maintained house. If your kitchen is done to an equally nice standard, get a good picture of it on your listing.
Get the Property Bee toolbar and check the sales and listing histories for other houses in the area. This will help you to be realistic. Also use nethouseprices.com to check past sales prices. These are both tools that many buyers are using to prepare offers. It won't hurt to anticipate this.0 -

Does the fact the link still works mean it's still for sale? At £167k several months after (apparently) it was going to be reduced to £165k?0
