    I posted this summary of how it works on another thread. People thought I was joking, but sadly I wasn't.

    Assuming this isn't a wind-up, I will buy your property. I can exchange contracts and complete very quickly. You will have to pay me a non-refundable fee in advance for dealing with this.


    I will need an independent surveyor's valuation. I will choose the surveyor, and you will have to pay his fee in advance. The surveyor's valuation has to be on a forced sale valuation basis, ie what the property will fetch for a quick sale.

    I will then buy your property for 25% less than that valuation figure. Let me know if you're interested.

    Subject to contract, of course.

    House 'valued' at £400k, company deemed it was only worth £280k, so they offered her £220k. And that was back in March before things appeared to be REALLY bad out there.

    I'm going to try http://www.a-quick-sale.co.uk/ I'm pretty much in the same position. They don't charge for a valuation either... I'm based in manchester. I've been talking with them for a few days to gather information.

    15k over priced at the moment but these companies you mention will offer 140 ish. seriously drop the price 165-169k (after looking at property spy) and organise your estate agent to contact all possible customers or goto auction.

    only an opinion, which is worth or isnt worth whatever you decide.

  • Talk to your EA's letting them know your position and see what advice they can offer. Ask them to advertise everywhere and keep lowering your price by £10,000 until the offers come.

    According to many housing experts prices are now @ 2005/6 levels, a quick look at PrimeLocation shows possibly similar house sold for £150,000.

    I did also look on the TheAdvisory.co.uk website and they have emailed me with details of a supposed professional and reliable Cash Purchase company to use called Abode Cash Buyers Ltd, has anyone any knowledge of this company at all?

    How long have they been trading.
    Are their filings up to date.
    What do you know about the directors.
    How many satisfied customers do they have.

    Out of interest, you have your house on the market at £185k, so what sort of figure did you have in mind for a quick sale?
