Need to sell house fast - advice please

Hi
I have my house for sale in Bolton and urgently need to sell it as our offer has been accepted on the house we wish to buy.
We are considering using a company which buys houses for cash. We understand a cash purchase would be at a reduced amount to the market value which we accept. Can anyone please advise, our property value is currently £184,950 and we are proposing to use National Homebuyers who charge approx £500 valuation fee.
Has anyone any experience of this company or indeed any others offering the same service?

    never pay anything upfront including for their valuation. they will have you over the table in this case. google National Homebuyers and there are plenty of beware stories.

    try to reduce price with EA, or go to auction or if you want to use a quick buying firm, then ask for 3 or 4 to visit and offer.

    I think the only way to do it is reduce the price, but even then people just aren't buying right now. An auction seems like your best bet, but don't expect much.

  • Right.....I live in Westhoughton and everything is pretty much dead in the water here at the moment, not sure what Heaton is like for property moving Have you had viewings?

    Only way to sell quick is to drastically reduce below anyone else! Reports i've heard is house buyers tend to offer around 75% of the 'valuation'.... this doesn't mean the price that it is on the market for! They may 'value' it at 170K then offer you 130K... I'd see what the house buyers say but offer no money upfront. You'll probably get more chance if you reduce to 150K! You'd still get more that the house buyer.

    Any legitimate buy-me-quick agent will pay for their own valuation.

    I could charge you a valuation fee, pocket £500, offer to buy your property for £50,000 and walk into the night £500 better off.
