So, from your advice, we can assume that anyone who is a LL needs, in your world, to be able to:- get matters out of all proportion
- fleece their tenants
- be obnoxious

As a LL, I would just fix this myself to be honest (50+ woman, limited DIY skills). If I was elsewhere and couldn't, and had to pay someone, I would just do it. You just can't be too precious if you rent out your property.
