A tube of filler is about a fiver ( im certain it would take about 1 millionth of a tube to fill a drawing pin hole) tin of white paint ditto a fiver. So you could charge them a tenner. Lets face it are you really going to get a contractor out for this job? They will PTSL at the minute nature of the work.
I really cant see drawing pin holes making your property difficult to let at all in fact im sure no prospeective tenant would really even notice it!

Why not? if it was such a simple job, then why was the tenant so bone idle as to not make good when he left?
Why should a landlord do this in "his spare time", unless he gets paid for it?0 -

If the T had made good the damage at the end of the tenancy then they could have done so however they wished. They could have gone for the 10 pound option or the professional decorator option.
In this case, the T did not sort out the damage and pin holes in the walls of property are not fair wear and tear. Therefore the LL is entitled to put right the damage at the Ts expense. It is not reasonable to assume that all LLs are in a position to do the work with no labour costs. That might be fine for semi professional / semi amateur LLs with 1 house but what about LLs with hundreds of houses. Obviously they will employ a contractor and are entitled to reclaim their reasonable costs from the T, either from a deposit or via subsequent action.
The key here is reasonable. One way might be for the LL to obtain 3 quotations and use the cheapest. There are others.
Please don't feel that you can not treat the house as your home during the tenancy because it is your home. However, just be prepared to return it to the LL in the same condition as when your tenancy started, fair wear and tear excepted.0 -
As a LL, I would just fix this myself to be honest (50+ woman, limited DIY skills). If I was elsewhere and couldn't, and had to pay someone, I would just do it. You just can't be too precious if you rent out your property.0

If tenants are going to slap things on the walls then I actually prefer drawing pin holes to the marks left by blu-tac,and find them easier to rectify.
Maybe it would be useful to go over the wording of your tenancy agreements and highlight this sort of issue with any future tenants.0 -

I DO think its petty to consider deducting for something that one hasnt seen. ( howeverm Ive read a few of confused landlords threads and he seems thoroughly reasonable, so Im not saying HE is petty IYSWIM)
When people put cloth up in a rented property ( I have seen this in a numbe rof households, Ghanain? Kenyan? ) secured with drawing pins, it generally isnt rows of cloth, its a sheet of cloth- pinned at the top and possibly the bottom. ( in some cultures the cloth is sacred and minimal impact to the cloth-pattern is important) When OP said ROWS of pin holes, I assumed rightly or wrongly its to mean a few pin holes to mount the cloth- maybe then on each wall. In my exprience these cloths are used instead of wall paper/ pictures up ( maybe change that AST to not just "no mounting of pictures)
You have a short term tenant there is there any reason why he only stayed 3 months? I wondered wghether this might hbe impacting on your reason for keeping for this.
Ultimately, you need to see what the damage is. You seem like a reasonable fella and if you are in the UK then you need someone to manage the property anyway, Can they not do it- and take for thier time. I personally wouuld go round there and do it it really does seem like a 10 min job , so if its within a mile or 2 of SE1 let me know and call it my good deed:beer: Well aint funny how its the little things in life that mean the most?
