Don't take it the wrong way me posting all this, but from a LL point of view, I would rather see a glittering kitchen and bathroom than newly painted walls. It takes longer to clean...!!

Yes £5 for each light bulb and when I told them that I had only charged £2.99 for the two that were blown and my time for cleaning at £5.52 an hour they said I was mad.
My letting agents appear to be a national company but are in fact all franchised, but they do get good tenants and I have never had a non-payer and the longest any of my properties have been vacant is 9 days.
So I may be mad - but I'll stick with them.0 -

energy efficient bulbs are free all over the place ( check freebies board, b gas were giving them away incidentally for free recently) and they were 59p in morrisons bogof fairly reently too :beer:

Yep - had the freebies and the bogof, but other specific bulbs do still come in at a hefty whack ..I think it may have been Sooz who was highlighting this recently too on one of the "doncha just love the methodology of the EPC" threads. The point was centering around the fact that an EPC takes into account whether LELs are fitted but they can of course (a) be removed by the LL after the EPC has been done or (b) be replaced with standard ones by the tenant ...sorry, I digress into anti-EPC territory..
As I'm sure most people can deduce I am vehemently anti those LAs who overcharge tenants at every opportunity and that includes costs such as a fiver per replacement lightbulb. Outside regulation is, however, likely to be just around the corner and they only have themselves to blame.:D0
