Em - try asking on the old style board about how to remove sticker marks. I'm sure they will have some fabulous remedy, involving a clothes peg, bread & some vinegar...or something like that.
Just try their ideas on a very well hidden bit of wall first.0 -

I am a private LL (but not like yours) and I do expect to get my properties back in a clean and tidy condition, but I feel that the rent covers wear and tear
Like others have said clean thoroughly - a clean cooker, fridge, washing machine draw, skirting boards, extractors and heaters. Also plug holes (these are my main bug bear - the number of times I have had to use a sink plunger to remove hair and deris is amazing). If you have put up pictures, fill holes and smooth (I don't expect to repaint as I always go in and touch up where necessary).
I also expect the carpets to be professionally cleaned to remove stains and smells (although I don't allow smokers or pets).
My letting agent (find tenant only) told me that they charge £5 per light bulb and £60-£75 to have the lawns cut on the managed properties but I only charge what I pay for items and when I'm cleaning (if not left clean enough) I charge my hourly rate at National minimum wage which is nearly a 1/3 of my normal day job.
I don't make a huge amount, I'm just glad that the tenants are paying for my property and in 15 years I'll have a nice nest egg to retire on.0 -

* Clean washing machine - including the bit where the liquid goes incase it's manky
* Clean windows inside and out
* Defrost fridge and freezer. empty of all your stuff, leave open to stop going mouldy.
* Professional cleaning of carpets
* No dust anywhere
* Sparkling bathroom - try to remove any mould!

Fear wear and tear is perfectly normal, so you should have nothing deducted from your deposit due to this.
If he tries to charge you for something ridiculous, then tell him that because he didn't protect your deposit in the scheme, you'll be taking him to court to make him pay back 3x your initial deposit! Perhaps he'll change his mind about charging you for anything...Should've = Should HAVE (not 'of')

Dust the tops of doors and all picture rails. And clean the locks with brasso. Clean any between room carpet bar things. Clean the panels on doors.0

Luckily for me, the property was unfurnished, so no need to worry about washing machines etc, but thank you for those that have mentioned it.
Oooo and no mould in the bathroom hurrah!
I am guessing I will have to get a window cleaner, any idea how much for a 2 bed mid terrace?
Additionally, can net curtains go in a washing machine ha ha I know nothing0 -
Scrub around the bath, sink and washbasin taps with an old toothbrush and a bit of liquid cleaner. Ditto the shower head and fittings. If you have a shower curtain, give it a wash if it's washable, or just replace with a new one if it's really beyond salvaging.
Make sure the plugholes are clear and clean too...these areas are always missed and sadly, it's the kind of thing I notice.Nowt much worse that having to dig out other peoples hair...food in kitchen drains..yyuukk....Give the grout in between tiles a good scrub too..in fact, do what I do in between tenants. I scrub the bathroom from floor to ceiling, then I do it all over again.
Don't take it the wrong way me posting all this, but from a LL point of view, I would rather see a glittering kitchen and bathroom than newly painted walls. It takes longer to clean...!!0
