You have probably answered your own question, you are plugged into an extension.
Speed tests are unreliable, you need to know what speed your router is sychronising with the exchange. To do this you will have to log in to your router and find its router statistics.
You then need to plug the router into the master test socket and see what happens there. If there is an improvement then the problem is down to your extension wiring.
This can be improved by removing the bell wire, connected to pin 3.
