I played "estate agent" today as real one didn't show

What is it with estate agents :mad:
My neighbours have sold their house STC. Today I returned home to see a couple of cars and several people loitering about outside my neighbours house. I discovered that the purchasers had come ro view the house again to measure up etc and bought their parents/family to see it too. Only the agent hadn't showed up. They had waited half and hour and were continuing to wait as the EA's office was closed in case the agent turned up as the familys members had travelled a very long way to see the house.
I have a key to my neighbours house so I rang my neighbours who were out and not local to the property and they agreed (gratefully) for me to let the people in and take them round. So, today I played at being an estate agent :rolleyes: I think I did a good job :rotfl:
Apparently, the agent let the purchasers down on the first viewing and failed to show. My neighbours have already had one sale fall through on the day of exchange but that was with a different agent. It doesn't take much to tip a puchaser into withdrawing, this could have been it.
Both the purchasers and my neighbours spoke to the agent this morning to confirm the appointment.
Are some estate agents so busy that they don't require any more sales or need to provide a decent level of customer service? A hypothetical question as I know the answer to that already
If I was the vendor or purchaser I'd be furious.

most if not all are closed on a Saturday and Sunday where i live .so maybe they were having a LIE in..It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -

hopefully your help will encourage them to put an offer in - can't put a price on good neighbours!
my experience with estate agents can be summarised by them turning up late, then leaning against a living room wall, chewing gum and looking bored. it's amusing that they think they can still take this approach in such a receding market... deluded or what!0 -

No, definitely not bust. The property is sold STC, this was a visit by the purchasers to measure up etc. The appointment was confirmed by the vendor and the purchaser in the morning by phone but they didn't turn up. I just didn't want my neighbours to lose the sale as the family members had come a long way to see the house for the first time.

Irritating isn't it. I've just sold my place, and offered (and been accepted) on another and thankfully the EA involved has been great. But I had booked a viewing with one property and the EA in question never showed up despite having called me that same morning to confirm the time. Needless to say I was not impressed and I decided not to pursue it as I felt I didn't want to deal with an EA who didn't even have the courtesy to show up.As of 30/12/10: Mortgage [STRIKE]28,000[/STRIKE] 26,000 SLoan[STRIKE] 9,000[/STRIKE] 7000, CC [STRIKE]8000[/STRIKE] 5020, car [STRIKE]21,000[/STRIKE] 16,000. Precisely why I rang my neighbour and let the purchasers in. I don't want my neighbours sale to fall through because of a rubbish agent, even though I don't want them to leave.0 -
