    There is absolutely no way that a team of window fitters are going to be even slightly interested in stealing or damaging your property.
    Lovely though it would be to have such utter faith, IMO there's no certainty on that issue. It's also more a general security issue than that though - having had a firm in not so long ago myself who let an random caller stroll unchallenged into my house because they had left the front door open whilst they were working upstairs.
    ........ and no, I don't think your LL is being in the slightest bit unreasonable about the windows.
    The LL will, as I said , probably be busting a gut to get his EPC rating upped: in these circumstances I would have offered a rent reduction to the tenant as a goodwill gesture or simply waited until they moved out. LLs have to factor a few days voids for these things sometimes, and/or do right by their tenant. Oh and Donnalou, put your hoover away or you may find it full of brick dust and random lumps of mortar:they should bring their own industrial version with them :smiley
  • Make sure you let the LL know of your concerns, and, as he has decided to get them in, that he is responsible for any theft or damage to goods. 99% of Window installers ARE trustworthy BUT...
    ALso your LL cannot complain about the flat being dirty as Plaster dust etc does get everywhere?
    Hmm Septic tank..that should be down to the LL definitely.. what is he expecting? thats normal running costs.. unless you are prolific...

    You could insure both properties should anything happen and place any unreplacable items elsewhere with friends/family.

  • Thanks again for your replies, It's good to hear differences of opinions.

    There is no way this house can be rented out straight away because there are too many things that need doing. Which is why I'm thinking that he should wait until we've moved out. We gave him a letter 4 months ago detailing all the problems that he is fully aware off. I'll give you a few:

    The front door doesn't open at all now- If there was a fire we would be stuck

    Lounge window has dropped 1cm below the frame, Leaving a gap

    Upstairs loo- Unable to use as blocks all the time

    When we have a shower we have to have a bucket in the kitchen as the water drips down.

    If the rains blows in a certain direct it comes in through the back door runs down the wall near the plug socket.

    Plaster is falling off the walls everyday.


    These are just a few of our complaints, we have been here two years now and the problems have just got worse.



    With regard to the septic tank. When we moved in the October he said that the Septic tank had been emptied so it should be OK for 2 years but the following July he was getting hes emptied and he said ours needed doing too, he never showed us a bill just charged us £80.

  • Hello again,

    Just a little update. I spoke to the Landlord this morning and told that we'll not be in when he wants the windows doing and asked if he can get them done a week later. he said he'll ring the company and get them to change the date. So that's one less thing to worry about.
