help with boiler certificates

hi were currently in the process of selling our house and had a new combi boiler installed in feb 2004 we have been asked by the buyers solicitor to provide a compliance certificate from the installer and copies of building regs approval we have tried to contact the original builder for these but he has since retired and…

can one get a LL corgi inspection done even if one is not a LL. the corgi certificate is the same they just strike out LL or the other bit. so is there any benefit in doing a LL-corgi check next time around even if i am residing in the property myself next time?

does the LL corgi check include inspection / servicing of the boiler as well?
