help with boiler certificates

hi were currently in the process of selling our house and had a new combi boiler installed in feb 2004 we have been asked by the buyers solicitor to provide a compliance certificate from the installer and copies of building regs approval we have tried to contact the original builder for these but he has since retired and we cannot contact him.
a bit stupid i know but all we have is a reciept for the works done.whats our best course of action as we don't think either of these thing have been done,
can anyone help please

  • From some sort of recollection, I think certificates weren't needed until late 2005. Canucklehead/Corgi guy usually, very kindly and with excellent advice, answers gas work queries on the DIY thread.

    I think all you would need to provide is the service records since you had it installed. Maybe google 'Part L building regs'.

  • You could ask British Gas to come and check it out, Get a service contract, should not cost much.

  • I found myself in the same position. In july i got British Gas to come and inspect the boiler. Special Offer £49. And they issued a certificate saying boiler was installed safely, was operating safely, etc. etc. I then presented this to my buyers solicitor
  • Get a local gas engineer to Service it and ask him to provide a Landlords/Homeowners Gas Safety Certificate, this should be adequate for your purposes. If I remember correctly the Part L build regs certs came into effect in April 05 so will not apply.

    do they just inspect and service the boiler only or do british gas people check other gas appliances and service them as well for 49£. i am buying as well and recently paid 50£ for a corgi gas check, i was under the impression they checked all gas appliances but i might be wrong. next time i might go for british gas checks rather than any other corgi check or are they all of the same quality?:confused: i still havent received the paperwork although checks were done by the EA appointed corgi guy and expecting corgi paperwork by post before contracts exchanged/completion

    Landlords CORGI certs HAVE to include ALL gas appliances in their inspections. anyone else doing anything else you need to negotiate what the inspection consists of in advance.
  • British Gas charged me £49 for boiler inspection. That was a special offer and i am not a customer of theirs. They would have done my cooker but that would have been extra.
