    On an earlier thread I asked the question, if a fitting with ordinary bulbs is one rating and one with energy efficient bulbs a lower rate, what is a fitting with no bulbs? The answer that came back was that it is judged by the fittings.

    What a joke. I will have to start recording the type of bulbs on my inventories so that I can charge Ts if they replace expensive energy saving ones with cheap normal ones.

    It makes no sense to judge it on the fitting as then there is no incentive to fit low wattage bulbs! And it makes no sense to judge it on the bulbs. Oh hang on - have I just proved that it makes no sense?

    Thanks for that. It will be interesting to see whether it is the bulbs only or the fittings.
    RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

    I will find out one way or the other by the weekend.

    In the meantime I am changing the cheaper bulbs, and a few of the halogens, but really don't want to change them all. I do not want to end up in a position where I have to list the lightbulbs on the inventory, and insist that tenants spend up to £250 buying the correct replacements when they leave. I think tenants should have free choice of whichever lighbulbs they choose to use (will go off and make a placard :rolleyes: ) - but would like the EPC to show the best possible scenario.

    Most energy suppliers give away a couple of free low energy bulbs. The local recycle mob from the council gave some away, even websites have given them away. They've been on sale for as little as 25p each and last a lot longer than most of the pretty shonky eastern european bulbs.

    Quite - but I need some LED replacements for halogens which are a lot more than 25p

    I just bought a box of 10 from a trade place and they cost 40 odd quid. They were for my kitchen, put them all in, flicked the light on and I thought the fuse box had tripped as it was like being in darkness :mad:

    New business idea: renting out light bulbs, rent out for a day, no AST, no need to register a deposit, no paperwork, no hassle and probably yield more than 5%.

    Question: do the bulbs have to be working? Do dead low energy bulbs give the same rating on EPC as live ones?

    How green would that be: a use for low energy lightbulbs!

    Now that is a question, what a great idea Silvercar (only if it would work of course ;) ) . Any one know the answer? I shall start saving my used ones until someone responds with an answer. :D
  • I think you might find you are wasting your money.

    There was a thread on here a few months ago where a LL said a similar thing and how they would remove the bulbs after the EPC had been done ...ha ha. Someone replied something along the lines that the answer to that was nearly as funny, as the EPC was on the light socket and not the bulbs (because they can be removed). Not sure how true that was as I never checked it.

    Er, its a load of rubbish, energy assessors record the proportion of low energy bulbs as a percentage of the total.
