As i'm now selling my house and plan to step back on the property ladder in approx. 18 months , hopefully about 20% less than todays prices

30 -40% down, IMO.
the month on month falls will, I suspect, remain with us for 18 months +, with the occasional zero movement.
VI's will then (mistakenly) assert that the bottom has been reached.miladdo0 -
I voted 20-30, from now which would 30-40 from peak, I cant see it being lower than this.0

I reckon falls will run to about 15-20% PA (this allows for some slowing from the current monthly pace). So about 30%, perhaps a little more, on top of the 10-15% we have already had. That would be an average 1.6% fall per month. Not far-fetched at all really.

Out of interest, the average currently (after 28 votes) is a drop of 25%. That's taking each of the bands at its mid-point and taking a weighted average.No reliance should be placed on the above! Absolutely none, do you hear?0
