  • 'expert' advice = on the whole, people who may or may not (likely not) have any professional knowledge, sat at home on the net repeating other people's opinions they have read that they agree with for variable reasons, their own experiences which will normally colour the reliability of the argument, or they use an ability to tell the future as though it is fact

    you only need to go on housepricecrash to see how many threads end up in the same argument, but then, that very title of the site suggests you wont find a balanced viewpoint.

    live your life how you choose fit, not how people on a forum who you have NO way of validating, advise, based on a general description from your post, a few pics, and a lot of assumptions

    your life, your bills, your money, your responsibility-- if you decide to go ahead, you pays your money, you makes your choice, and you deal with the outcome, good or bad

    noone knows what will happen in 5yrs time, projections usually work on all variables remaining consistent, one change (like the recent stamp duty) renders them out of date

    by all means, ask, but research things properly yourself (90% of all stats are made up dontcha know!) and as many in the medical industry will say, you can usually prove the same claim to be true AND false, if you go searching hard enough for 'evidence'. you can usually find a study/report to back up any odd claim.

    overall, it is your life and you need to make the choice that is best for you, whether that agrees with the majority or not.

    Make up your mind in 24 hours, or what exactly? There's no queue of buyers. You're probably being pressurised because you're the only buyer they have, and they hope that if they apply enough pressure you'll get swept along in the rush. It's (almost) worked so far.

    An estate agent did this to us in April. We didn't yet realise the market was falling, saw a house we liked (been waiting a few years to buy till our own circumstances were right) and on 2nd viewing the EA put pressure on us by saying it was likely to have sold by the end of the day if we didn't put in an offer. We put in a offer an hour later. Pulled out at the end of June before exchange, due to problems raised in survey but our own doubts and feelings of being rushed into a decision plus the changing market were also factors. If we'd been more experienced we wouldn't have fallen for this. As it was we lost survey and search fees, which was a slightly expensive learning experience but will cost us much less in the long run than if we'd bought the house.

    We haven't had any regrets. In just 10 weeks it's obvious we made the right decision. If you're having second thoughts so soon after putting in your offer -- if you already suspect the EA pressured you into making a decision so soon -- it sounds like you'd be best off withdrawing your offer and saving the money you'll spend on searches and survey, etc. At the very least, if you want to go ahead, make sure you get a conveyancer who won't charge you unless the sale goes through. And remember you can change your mind at any time up until you exchange!

    OK. I don't think I agree with all of this 'sentence,' but much of what followed it made good sense.

    However, if we're all amateur pundits trapped by our own emotions and desires, swayed by everything we read & gazing fruitlessly into crystal balls......what is the point of this forum and why are you conributing to it?
