Don't forget, the easier the underwriting is the quicker things will be.
If something nasty turns up in the survey, don't expect a rapid offer. Repossessed properties may have something structurally wrong with them.
If you're borderline on the credit risk, don't expect a rapid offer.
If the verification of income etc supplied by you doesn't stack up, don't expect a rapid offer.
That applies to all lenders.
I'd cover your options here - try Halifax via a branch but also have a broker working on it too just in case. Might double your up front costs, but gives you a fall back position if something goes wrong.
If you're buying at auction, you're sitll legally committed to the purchase even if your mortgage finance falls through. Check with your solicitor what the potential cost of this could be.0 -
A broker has come up with a reasonable rate with C & G but I am aware of what a previuos posted mentioned about being slow.
The broker said that they are quick as they do the verifying who you are elcetronically by using things like your passport number.
Has anyone else had experience of C&G?0 -
My experience of C&G as a broker was that they were absolutely dire and probably the second worst after Woolwich. That said, they may well be quicker now, hopefully some brokers on there will be able to give you an idea.0

I used to love C & G when they deal with all the cases at branch level.
However, their service levels earlier this year ( when everything was centralised) dropped to an all time low.
If often took an hour to get through on the phone, and at once stages, cases were taking 14 days to be looked at.

Can I apply for two mortgage applications at the same time as I am not committing to either (I am talking about the early stages up until an agreement in principal has come through and I have signed it and see who gets back quicker)
Your C&G comments have concerned me now as the broker said they are fine0 -

Nope they havent got any better.
The caseflow system cannot deal with the demand.
I dont use them due to the ongoing poor service and quite frankly thier rates just are not that good anyway.0 -
We recently got our mortgage with Halifax and did it all over the phone. We got our mortgage offer verbally straight away and confirmation by post the next day. Valuation was done within 5 days. They were very, very quick but it may have been helped by the fact we were existing customers moving to another property, I don't know. The Halifax have their faults at times but we have always found their mortgage business to be very efficient, we didn't even look at any other BS, bank or alternative mortgage offer (not very mse I know).Debtfree JUNE 2008 - Thank you MSE:T0

1) Each will carry out a credit search, so probably best to stick to one or two at a time.
2) You may choose to pay two valuation fees to improve the potential speed of both - but you won't get refunded when you pull out.
3) Make sure you don't end up incurring double legal fees!0
