  • I saw him today...seems he was declared bankrupt 2 years ago after student debts built up and a disasterous relationship....he's only young (27) and seems to be coming out of the other side of his 'youthful mistakes'.
Thank you so much for everyone's feedback....it's nice to know not everyone thinks we are nutters and understands that each individual tenant should be treated on their merit.
We have accepted 6 months rent up front, with a month and a half deposit.
I decided not to run checks in the end because it was clear he would fail them but, like others have said, checks cannot be relied upon as a sole deciding factor because they only ever give you an indication of whether or not someone CAN afford the rent, not whether they will pay it or not and I think we are probably better off with him paying in 6 month chunks. We do have a reference from his previous LL and the letting agent though so we know he is good to his word.
I have always said I treat my clients as I would wish to be treated and life can sometimes throw googlies at you so am pleased to be able to give him a break.
He seems lovely (no alarms bells rang when we met) so hopefully it will be OK.......thanks all XXX
The only thing to do with good advice is to pass it on. It is never of any use to oneself. (Oscar Wilde);)
