  • I'd prefer somebody who could pass a credit check and I would be suspicious of anyone who failed but could afford 6-months' rent up front.

    Maybe discrete enquiries with former neighbours?

    Do they work? Is the money less than clean?

    If in doubt, say no.

    You could also consider asking for three months in advance (i.e., pay 6 months up front and start paying monthly at the start of month 4).

    Totally agree - rent upfront as a method is best avoided by either party IMO. Guarantor is a better compromise.

    The police emptied the house and piled the plants up in a skip outside.

    Sadly it couldn't be collected that day so they had to leave a whole van full of police officers next to it to avoid someone pinching it.

    Apparently there was about £100,000 worth of plants!

    Letting agent I sue to introduce me to potential clients has had them on his books for a year and they have been fine...apparently the current LL is happy to give them a ref. They have decided to move cos she is putting the rent up and for £25 a month more thay can afford my house rather than the ground floor flat they are in now.
    Agent says he is a nice guy and OK.......I told agent I knew where he was and would hunt him down if he was found to be lying to me :rotfl:

    Proposed rent is £825PCM
    Both working, it would be a joint tenancy with him and his partner....

    Actually, I hear there are a lot of hookers responding to private rental ads for houses at the moment. Seems there is no recession in the sex industry. ;)

    I have many clients who pay six month rent in advance because they can not get a monthly tenancy because of poor credit history.

    IN many cases they borrow the first six months rent (from family friends, savings) and then put the money away each month ready for the next 6 monthly payment. It keeps landlord happy as new 6 month tenancy agreement signed each time and means tenants get to improve their rating.
    Not every body are out to rip you off you know many families are genuine. If they are in full time employment and the references are good what are you really risking by taking them on Issue a s21 when the deposit has been secured in a dts and if they prove to be bad tenants or do not make the six monthly payment as agreed you can get them out.

    What ever you decide I hope it works out for you.
