Do you have debts? or is it just the soaring costs of everything that makes it difficult to manage?
If you have debts, I suggest you head over the dfw board and ask for advice on it.
There may well be a way that does not involve selling your house at this time, possibly restructuring your debts so you can pay them off while remaining at home,.
Please seek advice from there if you havent ( debt free wannabee forum on here)

Reidy, you have 2 options. There is no magic trick that will get you out of this (unless Gordon and his magic councils are coming your way...).
1. Stay put, changing to an interest-only mortgage if nec. Get another job, or cut back desperately on your current spending. This site is great for tips.
2. Reduce price further - v unlikely to sell above 250K stamp duty threshold, TBH. Then live comfortably off the equity.
Fail to see what the problem is; either way, you win. Either you have less quality of life but hang on to your home, or you sell up and get free rent courtesy of recent house price rises. Doesn't sound so tough to me.
