Help I cant sell my House

  • All I can say is, have faith and stay strong.

I've seen other people put their house sale links on here (from rightmove or where else it's listed on) and get some good advice from the helpful crowd here.

Why don't you do the same and see if someone is able to advise.

Surely your mortgage is a lot less than rent would be though?
Have you got a much lower paid job now than you used to have?

Thanks for the additional info, it helps quite alot and it barely looks like you're in a tricky position at all.

"We owe £177,000 on mortgage, on the market now for £279,950, was originally on for £325,000"

So originally you want near £150,000 when you NEED 36,000. 279 is not really going to sell for more than 250,000 is it, particularly in the market you find yourself in. tak the hit now, put it on at 250k and you'll have 73 k less costs for your 36k rent.

"Want to pay off mortgage and rent for 2 years until pension and lump sum come into force"
"will need at least £36,000 for rent over the 2 years"

You mean you want someone to pay your rent for you, pay it yourself and work.

This has to be a troll, you really aren't in a particularly difficult position. if you keep hanging on for your asking price you might well find yourself in one though.

Who said anything about someone else paying the rent..... I do F***** working FULL TIME... what a waste of time this is.... I give up
  • Sorry if this sounds harsh - but it sounds like you have a much more fundamental problem than falling house prices. That is just the tip of the iceburg.

Your real problem is that you are living beyond your means. I am not accusing you of having an extravagant lifestyle, by the way - just pointing out that (for whatever reason) you cannot afford the one you have. This is clear from the fact that you cannot meet your monthly bills & mortgage payments. Interest rates are fairly low these days (around 6%), not like when they were 15% around 1990! So why can't you pay the mortgage???

So that is the real question - how much is your income & what are your outgoings??? If you 'need' to pay £1500 per month, then bailing out of the house sounds like out of the frying pan into the fire.

But if you really ARE facing repossession and all else fails, then I guess you could cut your losses and sell cheap - you still have about £100k of equity. At least you are not in negative equity (which I was back in the 90s).

First, though, go to Citizen's Advice Bureau if I were you.

Waste of my time, your maths don't add up.
Go interest only on a tracker and hold out for "your lump sum pension pay out". no idea how old you are so no idea how long a lender will give you on a mortgage. on a 13yr repayment mortgage at 6% its still less than your rent estimates.

In need to stay in the area in which I live for my childrens schooling, the average rental price is between £1,300 and £1,700 pcm for a 2-3 bedroomed house or flat. I am most certainly working.

Are you planning to rent buckingham palace?
Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.
