    I love this forum. There's always a saviour of some sort jumping in to protect the fellow MSE whether it's required or not! You must sleep so well at night knowing the good work you do...

    FYI, I was not being "sarky" when I asked if the OP had searched the forum. I asked purely because when I searched the forum I found useful info from other HIP posts and, coupled with my own HIP posting, the information is there to be found several times over. I'm not sure how I else I could have phrased it to be honest....

    To be equally honest, half the posts on this and other forums, particularly the one I contribute most to, could be found in this way, or with Google. However, if respondents were to point that out every time.......

    A bit off topic here, but was wondering if someone could tell me what the energy report entails? I have asked my solicitor to do the HIP for me and had a call today for an energy inspection on Wednesday and he said he would need an hour to an hour and a half! What on earth is he going to do? Kind of assumed it would be a quick look round!

    They measure up the house properly and have quite a lot of boxes to tick. An hour and a half though, it would be a big house :)

    Of all the posts I've made, I've repeated myself over and over again. As long as people like me are happy to do thatte and new people are also happy to contribu, then we don't need to tell people that they don't need to ask a question.

    There's no such thing as a stupid question. People often want an answer to their own question, not someone elses.

    Let's carry on asking questions please so that I can kill time doing something I quite enjoy :)

    Thanks Doozergirl, its just a 3 bed semi, and not a very big one at that!:confused: I did wonder how he was going to fill his time, my husband seems to think he might just do it slowly, to justify the cost, but hey thats just him being cynical! :grin:

    It will depend on how good the EPC inspector is. He(or she) should calculate the square footage of the house and how may walls are outside walls. Check if you have double glazing and if so which type, Check the boiler and its controls, any insulation you may have any energy saving light bulbs etc. All this could take a hour or so depending on the size of the house. He will then go home and stuff all the info in a computer, about another hour, to produce your EPC.

    The Official Local Authority searches are carried by the local authority themselves regardless of who requests it - solicitor, HIP company, me. I filled out the request form myself last time and they did the official search for me. This time I will probably do the whole personal search myself using the official searches from when we bought as a guide.

    Sent off for all the relevant documents for the HIP myself - no HIP company to speak of. There are even energy assessors advertising in my local paper these days.
