Some estate agents take the mickey...

I don't think all EAs are the scum of the earth, or anything like that.

But this was frankly dishonest.

The full description of the place reads:

A well presented two bedroom flat situated on the top floor of this purpose built block, located within walking distance of Blackheath mainline station. Accommodation comprises large lounge to front with balcony, two bedrooms, fitted kitchen, contemporary bathroom and communal grounds to rear. The property is considered to be an excellent first time purchase and also benefits from a garage. Conveniently located near to the shops, bars and restaurants of Blackheath Village. Offered with no onward chain your earliest viewing is considered essential.

So, if you read that, you'd be forgiven for thinking that the flat is in Blackheath, right?

It is in SE3. But SE3 consists of Blackheath, mostly, and also Kidbrooke. Blackheath is nicer, smarter, and quite a lot more expensive than Kidbrooke.

This flat isn't in Blackheath. It's in Kidbrooke. But you'd never guess that from the description, as the "K" word is notable only by its absence..... It's sandwiched between the dual carriageway A2, and the Rochester Relief Road, and is half a mile from Kidbrooke station but nearly a mile to Blackheath station....

    I don't know if you'd call that Charlton or Kidbrooke, but I'm fairly sure it's not Blackheath!

    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    its been a bit boring at work today, so i emailed these agents and asked them outright if it was in Blackheath (told em I was relocating to the area and wanted to be sure before I made an apt). anyway, this was the reply


    Thank you for your enquiry today regarding Wayman road, the property is in Blackheath, it has a Blackheath postcode (SE3), however it is not in or particularly close the Blackheath Village. I myself live in the next street and can tell you it takes 20miniuts to walk to the village.

    If you need BR you could also use the Kidbrooke Station

    Just waiting on a reply from the other agent too :)

    20 mins walk? In Twenty minutes walk London you can walk through a lot of different London 'villages/areas'.:rotfl:

    EA's here also do that with houses on a 'lovely' estate called Barton, they prefer to put Headington as it's a sought after area and only has a busy roundabout between the 2 areas.

    It's also a shame the EA couldn't get the camera to focus!!
