My flat has not sold - help!! any tips please???

    tessie bear: how much did you keep dropping the price and did you keep doing that week by week. The estate agents havent been exactly amazing with communicating. One agent said that its had 9 viewings the other I think only had 1. The only positive feedback that I have had is that apparently one person said they wanted to look aroung the area and one other person said the price was too high. Do you think I should ask the estate agents to re-contact everyone that went to see it to say that it has been lowered? There is a tenant in there at the moment and apparently he isnt the most neatest. Its a tough situation. hmmm Do you think lowering it to 205,000 is a bit drastic and people will be thinking why the massive drop?? maybe 210,00o is better.

    Could you rearrange the living room so that the sofa has its back to the kitchen area, rather than being right next to it? I'm not a fan of all-in-one living room/kitchen layouts but it would be better if they at least looked like two separate zones.

    I think the reason it isn't selling has nothing to do with your flats 'niceness'. It is more to do with the fact that no one is buying studio apartments at the moment, let alone at 200k+ (even if it is the heart of London). There isn't much you can do other than bring the price down to something more affordable for potential buyers I don't think...

    hi we came down 15000 on an advertised price of 300000 we took advice from our agent i think u need to find one u can (SEMI ) trust (an agent) and be guided by them also hassel them after someone views phone up agent and ask for viewers feed back ..........dont be passive have a good chat to potential agents and see which takes your fancy...re tenant would it be better to sell when they have gone ?have u tried one of thoses companies that buy ?u dont get as much but u dont get all hassel of a moronic buyer and (hopefully ) last minute drop out
    i wont not mess about moving chairs ets as long as it is uncluttered and clesn potential buyers can see for themselves where to put stuff etc
    hav e u tried baking bread ??

    I cant afford to have any void periods but if there is a gap between tentants I will use that to make sure the place looks impeccable!! and lower the price drastically as Chris2685 mentioned

  • It looks quite good, athough a little too cold and clinical, a splash of warm orange would go with the hot pink, so a duvet cover, towels, tea towels over the handle of the oven etc. A couple of orchids and gerberas would look good too.

    There seen to be a few trailing wires and open cupboards?

    Cushions in orange and pink would loook good on the bed and sofa too.

    It looks a bit unloved.
    A minute at the till, a lifetime on the bill.

    Nothing tastes as good as being slim feels.

    3 months isn't a very long time in this market, most properties take longer than that to sell currently.

    If you really need to sell, undercut every 1-bed flat in your area by 10-15%.
    (not sure about the area but in NW1 there are 112 studio/1-bed properties with the lowest price of 168,000)

    Or send it to auction.

    edit to add: you want to drop it to 205? If you are happy with that as a price, that would be good. Also, you currently have a tenant in there, are they fine with having viewings for a sale?

    Actually, I think its very 'clean Camden' as it is, not to my taste particularly but what I would have expected of a smarter Camden one bed. (the only thing that would really put me off if I were being fussy) is the dark grouting in the bathroom...tbh, the bathroom looks a bit grubby, the boxing at skirting level etc ...I'm sure it isn't, but that an the little patch of blue tiles, look a bit....well, less clean Camden..... no offence intended.

    BUT, decor comments notwithstanding (and again, not meant offensively) I think its the market.....
