My flat has not sold - help!! any tips please???

Hi there,
I have a studio/1 bed flat that has been on the market for the last 3 months, had some viewings but not sold. Tt is really nicely decorated & located in a very central street in Camden Town, London and about 10 minutes from Kings Cross where one can catch the Eurostar to Paris from. I am aware of the facts that some people are waiting to see how the recession will pan out before buying and others simply cannot get a mortage but...there must be someone out there & something else that I can do to aid my situation! I have it on the market with 4 different agents already and no-one has even put a silly offer in yet!
I initally had it on the market for 249,000 lowered it to 240,000 and again to 225,000. I only want to sell it because I have found somewhere bigger together with my partner that we want to buy. Does anyone have any advice of what other things I can do to sell this property?? What about auctions etc. What documents & people would I need to instruct to make this happen, how long does it take?? Any other advice like lowering the price again - was thinking of lowering it to 205,000 - maybe that is just still though but then again I really do want a quick sale??
Any advice would be reaaaaaaaaaallly helful. Thanks a lot!

The link didn't work for me either but I looked up the postcode and a flat at 225,000 came up 3 times - OP is that the your flat? Mainly white with a black sofa?0

Just type that postcode into rightmove and there is only one flat so that must be it.You're not your * could have not of * Debt not dept *0

Property bee suggests it came on the market July 7th at £240, which is less than 2 months ago...

If that is your flat then as you say its nicely set out so there is probably nothing more you can do to the flat.
If you are interested in auctioning then find your nearest auction house and talk to them about what the fees are as I think you have to pay a fee to put a reserve on and if you don't then if only £100k is bid your committed to sell.
You could ask your EA's about sealed bids which is the nearest thing to an auction.0 -
we sold last year and just kept dropping the price .worked in the end
have u had many viewings ? what feed back have they given ? do u put out flowers and open windows ? is it spotless with all clutter away ? we phoned up a few estate agents and went with most 'thrusting' if u like not the muppets who never sent detailsonwards and upwards0 -
Yep, thats the one, the coldish looking one with black/white sofa..on for 225,000 :-) through 3 agents on rightmove. Thanks for your honest replies. The fact that you are all mentioning the decor is ver interesting as I thought that wasn't really a factor with my flat but I will defo look into ways of making it look warmer.
