Best wireless deal with router?

Hi all,
I'm moving into rented property and as I have a laptop i'm looking for the best (read cheapest non dire) wireless service, hopefully including a wireless router for free. I'm not sure whether I will be there very longterm so I don't want to sign up to an 18month or more contract. I don't tend to download that much so whilst I use it quite a lot I don't need to download much. Has anyone got recommendations that don't require a really long contract? (12 months would be fine). I've heard bad things about tiscali despite them having a cheap service.

O2 broadband is meant to be good, i have just switched to them from AOL,
they provide a free router and the contract is 12 months.
Aol do no contract BB deal but I think they are dire.
I believe virgin do a no contract as well but i dont know whether they do a router etc0 -
The O2 router is loaned not free. Given you can pick Netgears up on Ebay for a tenner, don't buy a lengthy service ocntract on teh basis of what an ISP will give you free. There is normally a good reason why they give them for free.0

I don't have a great amount of knowledge when it comes to routers etc.
I don't currently have any services to cancel i'm moving into a rental property which has bt installed but no line connected currently. I'm just trying to weigh up whether its worth getting a combination package of phone and internet or whether to sack that off and stick with just internet and use my mobile.'Throw off the bowlines.
