Inside Track Property Investment

Hi Everyone,
I recently attended a free Propert Investment Workshop in a local hotel which was run by a company called Inside track. Has anyone ever heard of this company? Do you know anything about them. They were selling a two day course on which they taught you how to deal with property. This course started of at £12,000 then dropped to £4000 then onto £2500 with a two for one offer. For me this bit of very cheap marketing at the end put me off, if they had kept it at £4000 I would probably have been more interested. Does anyone know anything about them???

    No, in fact run - very very fast.

    One of the most well known property scam - sorry, property companies out there. Who will sell you a carp deal that doesn't stack up (at least it wont after you've paid shed loads of cash)

    Try goggling them. There are many many chat groups out there who can tell you more.

    I have been on exactly the same free workshop with my friend (he was the one who told me about it). It was in one of those hotel near Heathrow two years ago.

    The same thing happened then. We got suckered and paid the £2.5k for the 2 day course. I can say the course is ok for a absolute beginner. However I would not pay that kind of money ever again for something like this!!! Also two months after that course another friend of my went to the same course for £500. So be very weary!!?!

    Nonetheless, if I had not gone to that course I would not have started on the property ladder. The course mainly gives advice on buying offplan properties.

    At the end of the day the choice is truly yours!!!
    Debt at highest (November 2005) = £35,856

    Debt currently (August 2006) = £20,790
    &More £1,530, Egg £6,800, HSBC £3,760, Egg Loan £8,700

    Interim goal = £23,400 (Target: February 2006, Missed but acheived May 2006)
    2nd Interim Goal = £15,000, Target October 2006
    Debt Free Date = February 2008 BUT I'M GOING TO BE TRYING FOR SOONER!!! :p

    This week I have been mostly....ranting about new build apartments.

    As far as I know, Inside Track is about buying new build flats in bulk, off plan. The overall price of new build flats fell by 6% last quarter according to the Land Registry, the only build type to do so. Perhaps due to the quantity of people buying through this process (apparantly 16% of all new build flats are bought by 'clubs' like Inside Track), definately by the fact there are so many flats available to buy.

    So many available to buy...so many available to let. The competition amongst those letting these properties out can only force the rental price down. I'm watching it with a block near to me. The rent has gone from £995pcm to £695pcm over the course of this year alone.

    It's like fashion. Once everyone's doing it, it's over.

    AGREE WITH YOU COMPLETELY.

    Like I was saying, I would never again pay that kind of money for something like that ever again!!! Apologies if my initial response was fussy but I thought I'd give you the whole story. :cool:

    I think your post was very useful. People want to hear from others that have been there, done that. And you have - this question does pop up a lot, so I guess people are still seeking the answer.

    here's my free property advise....

    the only piece of advice you need about property is buy low, sell high. you do this through research....research....research....aka doing your homework.

    save your money and put it to a deposit rather than these courses. there are a number of good internet boards out there you can consult for free and with brains you can question for free also.

    ps buying new builds offplan is so 2003!

  • These kinds of courses don't tell you anything that you can't find out by other means, and for little or no expense. Avoid them like the plague !

    You have not missed the boat... but now is NOT the right time to invest in BTL property. If the market is flat, or declines in the next few years, it will, in all likelihood, become a good idea again.
