    dont really know too much on it too be honest. she just asked to get some advice

    Well she prob would be allowed to pay up front, shouldn't be a problem with that, as that is better than a guarutor in many ways.
    If she has the ablity to pay in advance though, you would think her Mother would be willing to do it.
    I think maybe she is misunderstanding what it actually means to be guarantor?
    All it means is that if the girl runs off without paying her rent, the LL will come to the Mum to collect it. By the sounds of it that isn't going to happen.

    as a LL - i always worry if family wont provide a guarantor when needed - if they wont - why do they expect a total stranger = me = to do so ?

    getting back to OP - if the agency accepts a 6 months guarantor - then dont worry - as long as she has paid the rent they will not kick her out - if she does not pay - they will

    which is why a LL wants a guarantor who can afford his/her own mortgage/rent AS WELL AS paying someone elses rent if the guaranteed tenant does a runner/does not pay
