Renting a property??

Need some advice for a friend of mine. She has put in to rent a lovely 2 bedroom house for £380 pcm and has passed the credit checks by the letting agency. only problem is that she is a student and they have advised her she will need a guarantor. her mam has said she will go guarantor but only for 6 months. she has discussed this with the letting agency and they seem to be fine with this and they have said that after the 6 months, they could let her go it alone without a guarantor so long as she has paid the rent on time (have known her for a long time and know the rent wont be an issue).

Just looking for some advice for her is obviously after the 6 months, they wont release the guarantor? could she pay rent in advance?

    I would be worried why her Mum didn't want to be guarantor for her if she is definately going to pay the rent.
    My Dad was guarantor for me when I was renting at uni, until I moved in with my OH 4 years later and his income could cover the rent if needed.

    maybe her mum is worried about what being guarantor means? Basically its to make sure the rent is payed and the place isnt trashed on leaving.

  • She works over 16 hours a week and with the loan she receives, she will cover it more than enough. her mam is trying to sell her house at the mo so that could be an issue.

    That's what I was trying to get at. She's so reliable even her own mother doesn't trust her.

    What has selling her house got to do with her daughter paying her rent?:confused:

    Why would she have 2 properties to worry about?
  • she has rented 2 houses before this new one and i have never known her to miss a payment. shes always careful with her money too.
