Help..Agreed price but things have changed

Hi im a FTB and looking to purchase a place.
i initially agreed a price and belived that i would have the downstairs front garden after the estate agent said that it should, the property is on the main road and next to a small roundabout, it has space for one car at the front, its fairly tight but you can get a car in their, but once in you will have to reverse out onto the main road, or try and reverse in (which will be hard during rush hour traffic).
Their is a small path leading up to the front of the house and grass on the other side, i initally planned to try and pave over the rest of the of teh front garden in the hope to be able to turn my car around once in the drive or get another car in my drive if i have visitors (parking in the area is an issue during the day as their are yellow lines everywhere)
with this in mind i asked the estate agent what the seller was prepared to do in regards to the agreed price - but the estate agent simply said that he is not moving on the price.
The estate agent is now getting shirty and pushing me for my solictors details or requesting that he puts the property back on the market, the HIP has not been done and i said that i wanted to wait untill i see that before i go forward with my solicitors details.
what do you think i should do? let the guy put it back on the market? make a new reduced offer?

Walk away and report them to the local police for not having a HIP.Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.0

pull out, leave them with a lower offer & tell the estate agent to call you when they're ready to accept your offer.0

By redoubled efforts. Would it not be easier In that case for the government
To dissolve the people

Just say your offer was provisional on it including the front garden as you were told it did.
Then walk away. there are 15 houses for each buyer.Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.0 -

The front garden is no longer mine as i first imagined, which means that parking is now a slight issue and i dont have a piece of land that i though was originally part of the deal.
I have also just looked at the EPC and it sais that the current energy efficent rating is 80 (orange D) with a potential 69 (green C)
it also said that the current Environmental C02 impact rating is 54 (grey E) and potential 63 (blue D)
which also isnt very good.0 -
If it is very important to you, then walk away. If the Agent or the vendor misled you, but you are still prepared to go ahead, tell them the price and if they don't like it, walk away. If it was your own assumption, then learn for next time. You are assuming you would be allowed to park in the front space, even if it had been yours.
You would have had to apply to the local council to have the kerb dropped and by the sounds of it the space might not have met their minimum space requirements to allow you to park in the front. Apart from that, they might have refused permission due to its proximity to a junction and the potential hazard you'd cause to other road users as you drove in/out of the space.
So that's another thing for you to think about.
You can't just go creating parking spaces in gardens. Mostly permission is needed. Also, there might be something in the deeds/lease of any flat regarding changing the surrounding landscape.
I suggest you flag up the parking as an issue and investigate these matters too.
As for dropping the price, nothing about the property has changed. So you were rash to make these assumptions without mentioning your wishes at an earlier stage.0
