I'm always negotiable...the very few LA's that I use however, aren't as a rule, but they are coming around to the big 'N' word0

How much will a void cost you Mr LL. Did I look at 5 houses or 6? To be honest, in all the excitement, I don't really remember myself. So what is comes down to it this: Do you fell lucky? Well, do ya punk?
Currently, a large number of landlords would be bankrupted by a 2 month void, so have a pretty big incentive to be nice to you. Sadly, some landlords have more houses than brain cells and will refuse to negotiate. Avoid these ones like the plague, as other problems will always arise.Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.0 -
Also bear in mind that many LAs (and some self-managing LLs) will deliberately advertise a property at a rent higher than the actual figure they want/need to achieve, simply so they have some room to play.0

Personally, I always feel a bit insulted when the prospective tenant doesn't negotiate. It's a part of life for me...I have never willingly paid the asking price for anything, so it's only fair to expect the same attitude to be aimed right back at me occasionally.

I see some crap on this board, but this takes the biscuit!!
I don;t think most LL's would be bankrupted by 2 month voids - maybe a fair proportion would need to (ab)use credit cards / cash advances, but £1,000 - £1,500 isn't going to bankrupt the kind of person who can qualify for a BTL (in other words, someone who had the means to get together 15% deposit and sufficient income outside of rental to cover such eventuality). My guess is that most LL's could get hold of £15k without *too* many problems.
I agree that those highly geared with too many prop's might struggle if all tenants leave at once, but that's not most LL's.0 -

Although does make me realise, more I suppose, how much I've benefited from ignorance though0 -
Some of the places we are looking at are unfurnished, and as we are moving 300 miles it will cost us a fair amount to move what we do have. If they will provide white goods etc then I could take the asking price, but without furnishings perhaps knock a bit off?0

Very good article, but I wouldn't offer to sign up for 3 years with no break clause :eek:
If she & her boyfriend break up, or need to relocate for jobs, or start a family & need more room, it may cost her a lot more than she's saved on the weekly rent to get out of that contract.
And from the LL's point of view, it's a long time to wait until the end of the fixed term to serve notice. Yes, she might be able to get them out with a section 8, but if they know how to work the system it could take a very long time.0
