Roberts of Macclesfield through Conveyancing Warehouse - not recommended
we are having the most awful time with them. I really wouldn't recommend them at all. One of their junior staff ends all her phonecalls by hanging up rather than use a closing comment such as goodbye! totally rude. They are particularly poor at communication - you ask them to confirm receipt of a document and they just don't respond.
Out of the 11 documents we have been asked to send them they have not received 4. This includes the Homebuyers report which has been sent twice but they still are saying they have not received.
I have had phonecalls from the Vendor because they have been asked for a retention that we knew nothing about. The Vendor also informs us that her solicitor has been asked to send post items more than once because they have "not arrived".
The property purchase is not in a chain on either side - the key issue which is still outstanding was apparent from the HIP pack which we sent to them in January but on which no action was taken until after 20th February. We are now in our 7th week due to various delays.0 -
I too have heard some good and bad reviews about this company. Having bought and sold about 14 properties in my time and dealt with many solicitors. I obtained a very reasonable quote from this company and decided to use them. Prior to instructing I gave them a call and discussed the nature of the transaction with them. They told me that there would be a "leasehold title" fee as the property was a flat. They also said that I could complete my own SDLT return if I did not want to pay them to complete it.0

conveyancing warehouse? more like overworked trainee conveyancers. DO NOT DEAL WITH THEM! They should have a warning on how awfull they are. my own case is long and drawn out but to put it in short words.. I used them for my move 6 months ago and believe they put me through hell. In fact I told them so.
I tried to complain on 5 seperate occasions but the switch board is in on it and wouldnt put me through to anyone other than the young poorly trained assistant. I almost lost the house of my dreams due to their stupidity and lack of service. I would warn everyone to stay away, its not worth the risk.0 -

Just remembered that I was supposed to give my review of Conveyancing Warehouse following the transaction that I started back in June. To be perfectly honest I really had no problem with them. I would not rate the service as ‘excellent’ but they certainly were no worse than many traditional high street solicitors who have charged me more than three times the Conveyancing Warehouse bill.
My purchase completed within six weeks and the bill was roughly what I expected. There were times when I phoned and could not speak to the Solicitor dealing with the case but I did usually get called back shortly after. Having said that a number of my queries related to matters that were not particularly complex so I was happy to discuss them with the assistant.
To summarise I was quite happy with them. You may try to find a better solicitor by paying a bit more, but by doing so you could certainly end up with much worse!0 -
Wolsteholmes, if the deal fails through no fault of yours they charge you nothing...Mart0

I would recommend Fidler and Pepper (https://www.fidler.co.uk). You can get a quote online and also instruct them that way. They are very responsive and a dedicated person will be assigned to your case, with a direct email and telephone number (local, not special expensive number). I usually get replies to my emails within one hour. You can also see progress online.
They have a "no move, no fee" policy, regardless of whether it is the seller who pulls out or you.0 -
Thanks sebtomato...advice much appreciated!!:)0

I used Simpson Millar after one of my colleagues recommended them. My first sale and purchase fell through but i didn't have to pay anything. Second time around everything went ok, except my file was moved on to two different people during the 3 months. However the last person who dealt with it did a great job, even walking through the snow to ensure my completion happened on Jan 5th. They charged me exactly what they said they would, i had to pay extra for searches but that was already noted in the quote, and they even sent me a small refund some months later when the search costs turned out to be less.0
