    No, we wanted to buy, that was our decision!

    Partially because of all the bad things on this forum from people who do rent - bad landlords, taking to long for the landlord to do repairs! and because I've rented from a bad landlord in the past!

    Everyone has an opinion but not everyone has to listen to it! If everyone on here listened to other people - No one would rent, no one would buy, no one would put the house on the market, no one would be a landlord! Its all negative! I have my own property on the market - I've been told to take it off the market and rent it out - not the time to sell. I've been told don't rent it out you get bad tenants, or you'll get in trouble because you don't protect yourself enough. :confused: So everyone butts in -

    You make an informal decision based on various views and in our situation (which I won't go fully into) the best outcome was to buy! Trust me we thought about renting, but weighing up pros and cons and the pitter patter of tiny feet, it wasn't for us!

    The government make decisions for us based on 'advice' from all the people in the parties........and its all gone t*ts up! Let people judge for themselves.

    Let us find out in 15 years time if we did the right thing or not! And then you can tell me 'I told you so'..... but not until! :p

    Like Alan M, I am surprised that you have handed over 25k as a reservation fee to Bellway, or do you mean you will be part funding the purchase with a 25k cash payment. I occasionally work for them as an Agency Negotiator and the reservation fee is normally 500 pounds, it's only 1000 pounds for an investor, so I don't understand how you have already handed over 25k.

    Just read your post re: paying 10% deposit. "Our solicitor didn't tell us that it could be delayed indefinitely with no comeback on our part". Did you use one of their approved solicitors who are used to dealing with new build conveyancing? Surely it should be the solicitor you should be complaining about, if he has ill-advised you to make a payment at a time when you did not need to.

    Surely, you only need to wait a few months to see if this is the right decision. If you're in negative equity a few months after buying, surely that makes it a bad decision?

    What has a few months got to do with it!? If I was planning on moving again in 'a few months' then yes it would be negative equity..... well actually we wouldn't our mortgage is 85K on a house with a valuation of 190K......... some fall that in a few months!

    But we are in it for the long haul..... your crystal ball tell you prices will keep dropping for the next 15 years does it? Is it a bad decision if in 10 years we've gained equity??

    I prefer to read posts that are supportive to people who ask for advice. It saddens me when people reply in a judgemental way as that is not constructive.

    My thoughts entirely when I read rugbygirls post.

    If you have no luck at all with Bellway, I'd consider getting some free advise from the legal complaints service. We had to use them in regard to our house purchase 2 years ago and they were excellent, clear and free to use.

    I guess that's aimed at me, then. Are you suggesting that it is wrong to point out what appears to be a fundamental flaw in a poster's mindset? House prices are pretty much in free fall at the moment. (2% a month is a heck of a fall.) Is it 'unsupportive' to point that out? It may be foolish of me to think that I can help people will change their viewpoint, but surely it is wrong not to try.

    The £25,000 is the 10% deposit that we paid on exchange of contracts, as anyone would when buying a house. The difference with a new build is that rather than having a defined completion date in the contract you just get this '10 days notice' nonsense which effectively means they can delay for as long as they see fit but then demand we move within 10 days once it is ready.

    Our solicitor is now in touch with their solicitor so we'll see what comes of that.
