New Build Salesperson

Hi
I am new to the forum, and we have just reserved a new home (no comments please:rolleyes: )
I have since found out that the saleswoman has lied to us by telling me that one of the other homes is sold (there are only 5 homes) Can I use this info to my advantage or is it just my bad luck really. In an ideal world I would like a bit more off our price!
I know sales people stretch the truth a bit but to say she had a reservation when she doesn't?????? (she did not even show us this plot)

    Why would it make a difference to you whether another home was sold? Would it change your offer price, or did you want the one that 'was sold'?

    To be fair we have just reserved a new home - whilst we have been 'negotiating' the property we originally looked at has been reserved and come back on the market again twice. So it may originally have been sold but fallen through. Our sales lady told us that there are a few falling through as people are struggling with the mortgages.

    I beg you, don't touch a new build off plans at the moment. Ours is currently running 5 - 6 months behind schedule and is only 2 courses of bricks high. You could easily end up in a situation like us whereby your completion date is extended indefinitely, your mortgage offer runs out and you face the very real prospect of not being able to raise the funds for the purchase (because the valuation has dropped). We are currently facing losing our £25,000 deposit.

    Don't do it! Or if you do, get a completion date (or at least a final date by which it must be completed) written into your contract. It could save you a lot of money and stress later on.

    I can't understand how these build contracts can hold out... I mean, surely it is a breech of the contract to only have 2 courses of bricks built 6 months after it was due to be complete?

    You would think so wouldn't you but no, according to our Solicitor they can delay for as long as they want. (We're not actually 6 months after it was supposed to be complete, it was supposed to be October but is now going to be March and they have another 9 houses to build before then. Given that it's taken them 6 months to build 4 I'm thinking we'll still be waiting in a years time).

    Absolutely, they make darn sure they have all the wriggle room they need whilst hanging the poor customer out to dry. That's why I was urging the OP to get a date of some sort written into his contract, not just the usual '10 days notice' nonsense.
