In Leeds there's a very prominent yellow and red sign outside one house saying in big letters "IF YOU CAN GET A MORTGAGE FOR £185,000 YOU CAN BUY THIS HOUSE!!!"poppy100

The house opposite ours had its own sign with the price on (£175,000 for a 2 bed semi-bungalow) but it was really cheaply done - the amount had been hand written on, just looked scruffy and unprofessional. I couldn't help but associate the 'scruffy' sign with a 'scruffy' house, but I'm sure its not!
BTW it was up for sale for a year, they got a local EA sign as well - took it off the market 3 weeks ago - as opposed to dropping the price.0 -
Price is the least important criteria in many of the things we buy. I don't see the point of mentioning it especially as people have been brainwashed into the "Location, Location, Location" mantra. Highlighting other positive aspects would be much more useful imho (eg "Station 1 mile that way", "School 1 mile this way", "Shops over there").
A good example of this is people that stick A4 sheets of paper in their car windows offering them for sale. Often the pages are full of irrelevant or useless information "blue Mondeo Y reg" for example. All you need is an easy way for people to contact you. In the current market and uncertain climate, I'd put something like "Stamp Duty Paid - To View 07715 000000" on the board. Underneath a waterproof box with space for your homemade details. Sure, neighbours will pinch them out of curiosity, but soon you'll have half a dozen people talking to their mates about your place.Signature on holiday for two weeks0 -

I think most people who are going past and looking around the area will know where the train station, schools and shops are anyway. Would be more relevant for people looking in a estate agents window or internet.
Most 2 bed flats in out area are around 130K but because mine is on a government scheme where you only pay for 73% of the market value and then sell for 73% of the market value a 2 bed flat at 95k would be a big selling point in this climate?0 -
At first glance it makes the sale look a bit dodgy, almost like a repossession sale, or auction, or foreclosure. I never thought I would say this but I would actually prefer a normal estate agent sign.0
