    You could approach other estate agents for one day contracts. What happens is, you choose a day for them to have your house on their books, give them a week before hand to get as many people booked in and to rustle up as many prospects as possible.

    It is possible that not everyone who is buying is on with every agent and so this really spreads your house around but also encourages the agent to work hard as they have a limited opportunity. You WILL have to ok this with your current agent as there is a strong liklihood that your contract states that if another agent sells you have to pay them both- push the issue with them of low viewing numbers and remember you can cancel with them- check small print for minimum time periods before signing with anyone else. Maybe agree to resign with them after a week of one day viewings.

    Also open house days are good, even if its just neighbours that turn up, word of mouth is great.

    I admire lateral thinking but on this one, as an EA, I would politely say NO thank you. The cost of getting a property on the books is significant and so this very limited time frame is not a good enough risk of my time and money.

    pray as most have not got a hope in hell of selling at the prices they are asking..why...because i can buy your house or similar for a lot less next year..this is whats happening now so to sell now you have to price it to what it will be worth next year or people like me are just going to let the market give sellers the kick up the backside they need....also most buyers know that they can pick up repo bargins everywhere.....think ahead and you will sell...i reckon average time where i live is about 8 to 9 months but some priced well below competiton are selling within two months.

    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    Type in the first part of your postcode into www.rightmove.co.uk in their sale prices tab (you might need to register but it's free). This will show you what houses in your area have sold and for how much. Sadly at the moment, most houses are selling for what they were worth in 2002. Your house looks beautifully presented but people just aren't buying at the moment. Could you look to rent it out by releasing some equity and still move?

    And having a neighbour visit can be very useful indeed as we have just sold (STC of course) to the brother of a neighbour who saw the "For Sale" board.

    i think it looks lovely - just seems to be a time when people either dont have any money to part with, or think they might have to part with less if they hold on. I'm in both of these camps. I think the making your own banner idea sounds fantastic, i'd certainly come look. keep your chin up - it will happen at some point! :)

    That's really not going to work in this day and age. It certainly wouldn't get me to spend that amount of money just because of a hanging basket and a bowl of fruit anyway.

    Rightmove listings should really have the street name, rather than just the town name - potential buyers won't know whether it's in a nice area of town or not, and many won't bother phoning up the agent just to find out.

  • Your house either needs to be the cheapest amongst it peers or the best quality amongst its peers. That is the only way houses are selling at the moment. Everything else will sit on the shelves for a long time.
