Advice to get more viewings

Any advice on getting some more viewings on our house apart from reducing the price, which we've already done once?

Been on the market for 7 weeks now and only one viewing. As I said we have reduced the price once to bring it in line with similar properties in the area but perhaps its time to rduce the price again? On the other hand a similar house a couple of roads away has just sold and that was on with offers in excess of 160k.
I know the market is very very slow at the moment but a few viewings wood be nice! Have spoken to our EA today and they are going to resend out mailing and emails.

The house looks lovely, so I can't see a way to improve the pictures. I guess it's the price ... undercut others by a fair amount (not just a few thousand) and it should get people taking note. How keen are you to sell?
ps: Do estate agents give people guitars to put in rooms? - seems to be lots around at the moment!!

As you are currently matching prices in the area you might want to undercut them for a fast sale. There seem to be quite a few terraced houses for sale in your area so there's a lot of competition.
Other than that, the house looks great and I don't think there's anything else you can do to present it better. Good luck!0 -
Sew together 8 cheap white bed sheets into the size of the front of your house. Cut out holes for windows and door.
Get a tin of cheap black paint, and write on .... "my house is for sale - come and have a look".
Get a tin of cheap pink and yellow paint and paint on luminous daisies.
Pin picture onto front of the house!
Guaranteed to get the town talking - and will definitely make it stand out. You might even get freebie advertising in your local paper.

House looks great. There is no mention of a garage or parking though - could this be a problem for potential buyers?I used to think that good grammar is important, but now I know that good wine is importanter.0

Get a friend to ring up the estate agent (or yourself) and ask them if they have any large two bedroom or 3 bedroom properties for approx. £160,000.
See if yours is mentioned and pushed for a viewing. Then get someone asking if they have any 2 bed properties in the area for £156,000 see if again they mention yours and push for a viewing. Obviously in the 2nd instance they will have to push yours because it is on the market for more. But they should atleast try and sell it by pushing it.
If your property is not mentioned then I think you need to speak to the estate agent and ask them why?0 -
I did a search for 2-3 beds between 140k and 180k and 39 properties came up. You are on the first page (sorted lowest first) so your not vastly over priced and its nicely presented.
How long have the other properties been up for sale? Have any sold in June or July?
Is there anything that makes your special? near a good school, walking distance to town or train/bus station, gym, park etc.
I imagine it is just the current lack of buyers rather than a problem with property but no viewings means no feed back so its a frustrating situation.0 -
I am sorry, but in my opinion it lacks some 'life'. Can you get a couple of pots of plants to put inside the house? A bowl of fruits or some flowers on the table (I got small orchid when we were selling our house - still flowering 2 months after sale was completed). You could put a colourful pot with flowering plants in front or a hanging basket.
Sorry, but it just looks bland. Nice, clean, but bland. I won't remember after I look at the next house.
Oh, and the photos don't really look very sharp. Especially the bathroom one and the kitchen...Spring into Spring 2015 - 0.7/12lb0 -
Not sure how helpful I can be but I worked for a short time as an ea and decided on the best way to sell my own house as and when i had to.
You could approach other estate agents for one day contracts. What happens is, you choose a day for them to have your house on their books, give them a week before hand to get as many people booked in and to rustle up as many prospects as possible.
It is possible that not everyone who is buying is on with every agent and so this really spreads your house around but also encourages the agent to work hard as they have a limited opportunity. You WILL have to ok this with your current agent as there is a strong liklihood that your contract states that if another agent sells you have to pay them both- push the issue with them of low viewing numbers and remember you can cancel with them- check small print for minimum time periods before signing with anyone else. Maybe agree to resign with them after a week of one day viewings.
Also open house days are good, even if its just neighbours that turn up, word of mouth is great.

I haven't noticed any "sold" signs go up in the past 6 or 7 weeks in the local area apart from the one which went last week - that had been on the market for months though. Perhaps we just need to be patient but it's sooo frustrating just waiting and waiting and I kinda feel there's something I could do. People are saying the average selling time is 11 - 13 weeks but surely if your house is right it doesn't matter how long its on for as long as there's a buyer who's interested but there we go... lack of buyers again!0
