Hi
Our tennant has done a runner after causing lots of damage and oweing rent,
Is it possible for me to trace him so I can serve court papers
The video below show's some of there destruction, if all landlords did posted a short video like this then it could be used as an instant reference,If I had done a you search beforehand then these tennants would have never moved in

or similar will be on-line for posterity.0 -
Doesn't look that much different to the properties that I've been shown by a lot of 'professional' landlords and letting agents in the past week. I've seen far worse properties that I was expected to pay money to live in. I'd also love to take a video camera to my letting agents office and advertise just how negligent they've been to me in the past year, but sensibly I've decided to persue them through the ombudsman.
I've no sympathy for bad tenants, but I strongly suspect that what you've done there may be considered libellous ... I think you ought to reconsider naming and shaming online, and persue your tenants through the usual legal means. There are two sides to every story, after all ...0 -
I must admit I thought along the same lines as gingernutmeg. You clearly use phrases like ripped out of walls, drawers destroyed. to be honest I've seen blinds come off walls without being ripped out. I know you feel wronged in someway by your ex-tenants but you clearly name their business and say that is not to be trusted either- do you have any foundation for not trusting their business. Ok the house could do with a clean and paint- but could that be put down to wear & tear with children?? i too have seen some hellish properties while looking to rent- my personal favourite being one that had half the kitchen ceiling missing due to a leak in the bathroom! I would be unhappy with people not paying rent and not respecting my property but feel you may be on sticky ground here.Duct tape is like the force. It has a light side, a dark side, and it holds the world together."

My house that I live in looks worse than that.
OK I only have slow dial-up and only saw the bag of rubbish in the hall because it was taking too long to download, but it didn't look that bad.(AKA HRH_MUngo)

It's not been left in a nice state but it could be worse! I wouldn't personally name and shame like you have done but then, if they've run off it's doubtful they have the means to take you to court. On the other hand they might be the type of people that have the means to come after you if they feel they have been wronged....0

I take it this is the first time you have let your place
It's not left in a great state, but it's hardly destroyed is it?
If it had all been newly decorated before they moved in, you just need to find the big pot of paint that you kept (:p ) and touch up the scuffs & odd crayon marks. Stairways and narrow hallways always get scuffed, particularly when tenants bring in their own furniture.
The sofa is hardly destroyed, it needs turning back onto its legs.
Roman blind strings frequently break. They can easily be re-strung. Get a quote from the person who hand-made them for you.
Cheap drawers always break. Either buy stronger solid ones, or if you insist on supplying flat pack furniture, expect to have to replace the runners, & reattach the drawer bases regularly.
Get a quote to have all the carpets cleaned. Up north I've normally paid £50 - £70 for the whole house. Double that down south.
The most curious thing is why the radiator was removed. Get a quote from a plumber for it's replacement.0 -
I'm curious as to why you need assistance in tracing him but mention that he has a caravan cleaning business in Northampton. Is it a mobile valeting business without an address or something?
My first impressions were similar to the others too. Yes it's a bit of a state but it's nothing that can't be fixed. I see properties in a far worse state than that almost daily. I have to confess I did chuckle when you said something like, "Garden fence panel, blown do....... errrrr, broken." Well perhaps it did blow down. "Garden overgrown." As far as I could see there was a bit of an untidy hedge at the back of the yard.
Trust me, people who REALLY want to leave houses in a state burn them down. At the very least they don't shut off the valves when they remove a fifty quid radiator.
I do have some sympathy but in your position I'd just swear a bit, tidy the gaff up and take a few extra precautions before letting again.0 -
This is still my favourite Tenant From Hell story:A nightmare tenant and her eight children turned a woman's £325,000 home into a wreck - while failing to pay rent for THREE years.
Evicted Leslie Cole left an incredible mound of rubbish and destruction in her wake, complete with two abandoned cars in the front garden.
When Helen Godfrey eventually got into the property she found two cats in the kitchen drawers, both ALIVE.
Despairing neighbours on one side of the property upped sticks while those on the other side tried and failed to sell their house.
Mrs Godfrey has now been left to foot the £10,000 clean-up bill and has already removed three skip loads of junk.
She has also forked out £1,700 in legal fees and will have to replace most of her furniture.
Miss Godfrey believes that Miss Cole and her family have knocked £20,000 off the value of her home.
She said: "The worst thing was when I opened two drawers in the kitchen and found they both had cats inside them. They were left to fend for themselves."
The Thirties' built house was strewn with used cat litter. More than 200 bin bags were scattered outside along with furniture and the car in the front garden.

Agree it might be libellous, but they'd have to come back and sue first, at which point the OP can ask them to pay any rent arrears and for the damage they've allegedly caused. I don't blame the OP for taking the risk.
As for tracing them, there are lots of companies that will take your money to do that, but it might prove expensive if they don't want to be found.0 -

She didn't initiate court proceedings until after two years of not receiving any rent?!
Sounds like the tenants of Brighton got the upper hand while Hoogstraten was in prison!
