Building works quote?

Hi I'm just looking for an educated guess for how much various bits of building works will cost in a practially complete renovation.
We are looking at an old 1890's home that needs probably rewiring and it is partially heated with an aga - so central heating and new boiler will be needed.
The big job is the kitchen/lean to room. This will need gutting/ remove the chimney breast and create a long kitchen/diner appro 24ft long, the kitchen is 14x10ft with a lean-to type room measuring approx 10ft sq.
Downstairs will probably need a damp course as there are signs of damp. Probably only down one side of the home. In rear dining room. Approx 20ft of wall...
Its a 3 bedroom mid terrace home in Bath. Approx 1000sq feet.
So I guess jobs are:
-Rewiring.
-Central Heating
-New boiler.
-Rear kitchen/lean-to converted into a large kitchen diner.
-Damp proofing.
I know I should get quotes etc but a rough number would be very helpful. Upstairs prob needs work too including new bathroom, so any ideas on that would help too!

You can't really convert a lean-to type structure. As nothing else seems to have been done for years, I think youd have to knock it down and rebuild for it to meet building regulations in which case you're looking at about £10k for a small extension.
I can see you very easily throwing £25-30k at it. I can see it throwing no end of surprises at you! If the electrics and plumbing haven't been modernised, you can guess nothing else has either.Everything that is supposed to be in heaven is already here on earth.

Hi can you tell me a bit more about the wall that has damp? My nieces inlaws had a problem with damp which over the years had cost them a fortune in various 'solutions'. The last quote that they had was quite horrendious and they were unsure about paying out as the other 'solutions' they had had didn't work. My husband is a builder so my niece asked if he wouldn't mind having a look. When he got there he spotted straight away that the concrete parking area of the nextdoor property was so high that it was slightly above the airgrate of the property with the damp problem. So what was happening was everytime it rained water would pour into the airgrate and cause damp problems that no amount of injectings of silicon would solve. All he had to do (with the neighbours permission) was cut a channel down the side of the house and fill it with gravel, just so that any water could soak away. Once the channel was cut the damp-proof course could be seen and I am happy to say that they have had no damp since. Some people don't realise that if you bridge the damp-proof course it will cause damp. If for example you have had a render coat put over old brickwork the builder should have stopped the render above the damp-proof course, if it has been rendered to the ground water will move up the render and cause problems.
I just thought that if you know what to look for you might be able to save a bit of money.0
