Rented Flat New doors on existing kitchen units & flooring

            The replies so far are good and thanks all. I need to add I have known the young couple coming in as family friends for most of their lifes. They have said they would do any of the work, go out source and get the materials but I would need to reimburse them as they are skint. It's a really good situation as they need to there for two years and I see the flat being enhanced in value (relative to the prevailing market) as they have good design taste as proven by the flat they currently rent.
What are you doing with flat long term? If you are going to let them rent it then sell I would do it up as in new doors and vinyl floor.
If your going to keep renting it then you could let them replace the kitchen and flooring to a cost you can afford over the 2 years.
But IMO I'd go with tart up and vinyl flooring - In my old house that I let out I couldn't get the ceramic tiles clean after a bad tenant (they hadn't been sealed properly when laid I found out) and I ended up putting vinyl flooring over the tiles - looked great and it soooo much warmer to walk on!0 -

In my first flat there was a VERY cheap kitchen and it was already 20 yrs old by my reckoning. The cabinet doors were eighties style muted grey and white diagonal stripes, plain chipboard. I bought some fablon* (Blue Peter, here's one I made earlier moment) and stuck it on with some new handles.
Make sure you have a scapel/craft knife and a ruler to make straight cuts on the inside of the door and just "wrap it up". It looked really rather good and cost less than £50 to give the whole kitchen a new look.

Ha ha! Great idea Icey! Mr Heatherbell isn't so great with sharp objects so I'll leave it to the pros. :rolleyes:
Alba Spray say they will do my wee kitchen for £250 including plinths, cornice and panels - a small price to pay for him indoors staying in one piece. :rotfl:0 -

            B&Qs White Slab kitchen cupboard doors are dirt cheap and have a great modern look... but buy handled from their standard "handles" selection not from the rip-off kitchen hendles section.
B&Q Also do some great black tile effect laminate flooring... it's very hardwearing and cheap enough that you could replace it every time you changed tennants if you had to.Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.0 -

Fablon is very water proof stuff as I once used it to 'fix' a fog light that got smashed lasted about 6 months!! Bought from Focus for less than a £5 and had loads left for those blue peter moments :T0 - 
            You think he could take the deposit off them before they moved in, used that money to spruce the place up, and then generate it again before they moved out? Or is this not allowed?
Nope, the LL is required by law to lodge the deposit with an independent third party so that when the time comes for the deposit to be repaid the funds are available ... not when the LL can scrape it together.
There are loads of threads on here about this, have a look. I believe the deposit protection is for tenancies that began after April 2007 (Anyone, please correct me on this date if I'm wrong!)Whether you think you can or you can’t, you’re probably right ~ Henry Ford0
