Nice one Steven, ye-ha, well let me add some more good news to todays forum, we had a phone call from P4P this morning confirming we our now in are 7 day cooling off period, and we shall be looking to organise an exchange date next week, Ye-ha baby:T. becoming very nervous all of a sudden.
For those who want to know its taken from the 26th August until today (just over 3 weeks) for P4P to process our application, shall keep people posted on progress,
hope anyone else around the same date as myself recieved a phonecall today or hopefully this week.0 -

Just visited the EA to ask if they'd contacted the vendor, and ended up on the phone to him! He was told my sol was being awkward, and that a lot of what she was asking for was irrelevant it appears. Essentially he seemed to think I was just messing him about. I explained that the lender will not let me have a mortgage without the drain surveys, and he immediately changed tune.
TBH he sounded pretty stressed, which is understandable. When the property was purchased none of these things were needed, and the building work was done by the last but one owner. Built about 1976 it seems, he's managed to track down the previous owner but not the one who built it. Also, despite this being ongoing for a few weeks now, his solicitor has only just mentioned he can get indemnity insurance. He seems a lot happier with this plan, and is happy to split the cost of the drain survey with me.
So I just see how it goes from here I suppose, was very shocked at the EA passing the phone to me but at least I now have a better picture of what is happening.0 -

Tek-monkey - sounds like talking to the vendor was a good idea. Does anyone else have contact with their vendor? I exchange emails with mine about once a week, so that we both keep up to speed with things. This is partly just because she's super-friendly, and partly because the EA messed us both about at the offer stage, so we don't really trust them. I'd personally recommend it, as it means that you can find out from the horses mouth about what is going on.0 -
I was actually quite wary about exchanging numbers with him, but shouldn't be a problem I suppose.
Now, to add more mystery to my situation, I called the co-op about the drain survey. Was kept on hold for ages, finally got through to someone but they can't reach my case worker - they are just fielding calls. He seemed a bit confused about the drain survey, and said as long as it was done by completion it was fine. So I asked what was holding things up, and he didn't know. Apparently all I can do is wait for a call back, which makes me wonder whats been going on for the last few weeks? Did they send papers and they just got lost in the post? Did they not actually do anything at all? Are they waiting on the survey I may not need?

I have direct contact with mine as well, EA arranged the viewing and he showed me around the place. Only had the need to speak to him twice on the phone over 3 months.
I agree, it can be good to have direct contact with the vendor as it can speed up decision making. BUT be sure that all verbal decisions are followed up in writing between the solicitors, e.g fixtures & fittings.0 -

I have direct contact with the seller too. We text each other quite regular, she is soo lovely! It has stopped her getting frustrated with the amount of time this whole process is taking. As long as she knows what's happenning she is happy.0 -

Oh I can so relate to those words..isnt it just the most exhilerating feeling....CONGRATULATIONS:beer:enjoy now the fun begins for you and the actual move....weve been here a couple of weeks now and just starting to relax but being in your own home is just fandabedozy:j:j:j:j:j:j:j:j:j:hello:Time2start a new year diet for a new me:j0 -
oh and i must add I was also in complete contact with mine to the point of texting...it kept the whole process smooth and anything that my sol said I was telling the vendor and the same with the vendor and me and it just worked well.But as someone else stated leave the big things to the solicitors but nigly things you can get in touch with vendor.....xxx:hello:Time2start a new year diet for a new me:j0
