buying a London flat- doing the right thing?

    Emmanuel road leads to Fernlea Rd, which leads to Balham station Rd which leads to Balham High st.

    I'd say that Emmanuel Rd is pretty much exatly in the middle of Balham and Streatham. Your arguing about the space of about 200m which:

    A.) makes you look petty
    B.) Is probably not enough to put off hoodie wearing scum.

    At the end of the day if its SW12, SW48 or any other postcode it doesn't really matter. 200-600m isn't that far and to be honest I'd not rather take the chance with stuff like my children's upbringing, my personal property or even my welfare for that matter. I'll choose to live in a slightly nicer area if that's ok with you

    Your arguments about why Balham's great are watertight.... and completely backed up by facts such as national crime statistics, electorial register data and stuff like that.

    Your also oblivous to the fact that most people here are saying that Balham and Clapham are ok compared to a lot of areas. It's fine for your first home and when you want to be close to the city and friends but most people are saying that as soon as you would want any quality of life and actually spending an increasing amount of time at the property then they chose to leave.... because the other areas are more appealing.

    No but the reason why the properties in the area are valued highly are due their location. This traditionally tends to be measured by that the time it takes to get between to places or kind of crazilly the physical space between two places.

    The reason the properties are valued highly is not due to the area being amazing and everyone wanting to upsticks and move their to set down roots etc.

    You seem to struggle with this and don't seem to understand how anyone could not want to live there.

    I accept Clapham and Balham for what they are - full of amenities, close to the centre of London and a good place to get a foot on the housing ladder/ hang out till you can afford somewhere nicer or want a change in lifestyle.

    As I mentioned earlier I lived in Clapham for two months... I have friends who live there and your talknig rubbish.... I decided other areas of London where nicer and so moved their.

    I'd imagine the reason houses go for £1.5m would be because you could split it up and rent it out achieving a yield of >5%. Given that there is limiting land available in London to develop and given Clapham/Balham's close proximity to the city people would view this as an opportunity for capital appreciation as demand outstrips supply.

    I'm hardly jealous of living in Balham. There are much nicer areas I personally would live in and have chosen to buy in because I wouldn't want to lower myself to living in such a decrepit area. This doesn't mean that I would not consider a property in the area as an investment. Young professionals who are out of university earning £20-50k will pay to live in the area given all the factors that I mentioned before.

    This is a lovely property and not one that is likely to be split up into flats etc.. but the vast majority of properties in the area are in my experience.

    This is not the norm however.
