Be careful about the building regs thing (and planning permission), if you need building regs approval and you don't get it you will have a problem selling your house in the future, you should really check with local council planning dept.
If you don't have either b.regs or P.P. any halfway decent solicitor will ask if you have proof that they are not needed, if you don't have then this will add delays in selling and will cost you money for "indemnity insurance".
We were told by various builders that P.P. was absolutely not required for a conservatory which just isn't true, in our case P.P. was required but b.regs wasn't. We sold our house no probs but people buying ours had loads of probs selling theirs due to conservatory b.regs issues.

See if you can find a recommended local builder.
we did he ws recommended to my parents who had some work done then we used him for some windows and doors, then later on we went back to him for a conservatory, we have a 3m x 2m Edwardian (i think its Edwardian) and with electricals, light roof fan and radiator fitted it cost us £7500!
we found tht the same sort of work from one of the big name companies would have cost us a min of £15k!!

Council have said we don't need PP but we are getting that in writing, when we come to sell we would have to put doors on the openings before putting it on the market so as not to cause an issue.
As for the quotes, they are all coming in around the 15k mark. Just waiting for the last 2. It wasn't until we started getting quotes that we realised exactly what we wanted and we want to use a firm that will do all the work for us, preferably no sub-contracters. Once all the quotes are in I thought we could start to haggle!Too many children, too little time!!!0 -
Can I add my bit???? South facing. Very hot in summer, as cold as the rest in winter. Many con's I fitted blind to were as above but all suffered the same problem, Anglian are not cheap, never have been. I would get 4-5 quotes and get all the info as mentioned. Its a buyers market and remember if you take walls/doors out, the heat and cold throughout the year has to be compensated for. I would get it buit first, then next year decide. (PS roof blinds...£3-5000.... think on.0

any half decent diy man should be able to erect a conservatory. a few mates to help and a nice sunny weekend will do it.

i personally wouldnt touch any company\salesman, that done the ring the boss, drop 8k and drop more, ring the boss, hard sell,hard sell......i prefer the approach of give me the best price, no bull take it or leave it....
i dont know where you are in the country, if in London\Kent reply and i will give you a name of a company that are reputable and will not mess about with phone the boss,etc,etc....0
