House on market for over a year with no luck :(

    Because the kitchen photo shows the breakfast bar, I asumed this was the only place to eat, it was only when I saw the details about dining room I realised this wasn't the case. I'd perhaps put another photo in of dining room. The splashes of red don't bother me as they are in a lot of accessories that wouldn't be left. The bathroom though does look dated, I worked for several years in a diy store and we could not shift ivory bathroom suites, everyone wanted white. Keeping the price out of it, I'd say people not realising where you eat and the bathroom are your main issues.

    Ignore the top row, it's just a LR anomaly that's got the same item repeated.

    That was last November, which means they'd have been looking last spring/summer and probably agreed to buy it in June/July time.

    The next highest price ever in your road was £305,000.

    The market won't be recovering between now and Xmas, it's going to get worse.

    The issue here is entirely price.

    If I were you and I didn't HAVE to move, with the way things are, I would take the house off the market and save myself the stress.

    I agree with the posters that your house is probably over-priced, but I don't think you'll be sure to get a sale by reducing the price. There just aren't many buyers out there right now. It's a struggle for everyone, so if you can stay well out of it, I would!

    To everyone else suggesting a lower selling price we have already considered this but agree that it's probably worth biding our time. It's not essential that we move at the moment so perhaps it's worth waiting just a while longer to see if the market recovers. Perhaps if we still have not sold by the end of the year we will take the house off the market.

    Get your agent round to take new photos to reflect how it looks now. If you took the throw off of the bed it would much less 'in your face' red.

    When it comes to pricing it is better to be ahead of the game.
