House on market for over a year with no luck :(

Hi moneysavingexpert forums!

Our house has been on the market now for just over a year. Although we’ve had a lot of interest this hasn’t resulted in a sale. We've already reduced the price by a total of £40,000 and despite this we still haven't had any offers.

We're on a lovely quiet cul-de-sac that's within walking distance to several well performing schools, bus routes and the local train station. Our house is immaculately presented, we’ve invested in a large extension and have completely refitted the kitchen and adjoining breakfast room.

Obviously the current market is having an effect on the sale of our house but by now I was hoping to have sold!

Any advice or tips whatsoever would be greatly appreciated! :-)

    I don't know the local area but there are lots of 4 bed homes up for sale in the same postcode area, most for a lot cheaper. Your house looks nice but if it isn't selling it's overpriced.

    Your gardens looks very tidy but lacking any colour doorstep apeal
    ( no flowers doesnt look very loved)
    Your patio eating area doesnt look very well used
    I guess you like red as a colour too ( although immaculately presented)not to everyones taste
    and your bath room does come over as quite 80's bidet corner bath
    where do you eat?dining room?

    as Andrewmp says you must try to keep in the the price region of the other houses in the area of the same size no bedrooms etc.

    a trick I learned ( under offer but overdeliver)

    I sold my previous property in 4 days
    neutral colours very clean and tidy showed extras only when viewed

    Shirley/Solihull is an upmarket area, but the Stratford Road might be a bit noisy and congested (isn't this the main A38?). How far is your cul-de-sac away from the traffic? I think it's a bit overpriced, tbh, but it's hard to know what property will fetch in a steeply falling market. Unless you absolutely have to move it's probably best not to chase prices down, but to bide your time.

    You need to go below the 325k to stand a chance. Try 310k, offers over and see if that generates any interest. If not, offers over £295k. Alternatively leave the price alone and wait. If you don't have to sell then it might be worth taking it off the market and trying again next Spring.

    Yeah.. bide your time over decades possibly for the recovery.
    The economics consultancy said that house prices could fall 35% over the next three years and provided the market was stable, prices would not reach 2007 levels until 2036.

    Ok then, take your bets. The outcome of each is likely to affect a lot of people.

    CEBR are fools of the highest order imo.

    2 others sold for £325k at the peak last year, on your road. Based the % price drops thus far since then I'd say yours is prob about 40-50k overpriced in the current market unfortunately. Perhaps more as one also sold for £250k on the road only last July. Could have been a different size etc though of course. From an outsider looking in I wouldnt want to pay much more than that though TBH.
