Nans bugalow been on market for 2 years..whats wrong with it?

    In a nutshell many other have given good tips but the pics do not inspire me but most EA's pics don't. Why not some pics of the sea front -- it is very photogenic and the silly EA's need to realise, in this spot, they need to entice buyers from up country.

    What is the darker parts of the lounge walls - dirty - or bad photo. Whichever it needs painting or another pic taken.

    it looks really shabby - sorry. paint the whole house including kitchen magnolia - ditch the green kitchen; beige carpets throughout; pretty flower pots front and back; more internal pictures - show the bedrooms and show the large lounge; dump your estate agent and go to another;

    or lower the price substantially

    its costing you money every month in council tax/heating/insurance

    Why is there an oil-filled electric heater in one of the rooms? Does the heating not work - or is there no central heating?

    take it off the market NOW. if its been advertised for 2 years and not sold buyers may think there is something wrong with it and are disregarding it, the agent has probaly forgotten about it as well.
    Then follow the above suggestions brighren it up, do the garden you can still get some autumn / winter colour in it.
    then find a new agent and start again with the selling process, dont forget the agent is on commision so will start as high as he can, and its only thro greed you go along with the highest suggested price, have a look round, see what you would pay for similar and tell him thats the price.

    Hang on a minute.

    If an EA suggests a lower price the seller may think he (the EA) is doing that to get a quicker sale to get the commission in quicker.

    EA's can't do right?:confused:

    Have you considered selling it at auction? It might make less than you are asking at the moment but at least you would be rid of it.
