Nans bugalow been on market for 2 years..whats wrong with it?

why isnt t selling?

My nanna passed away and noone is interested in her gorge bungalow in devon. all newly refurb too :(

    I can understand the desire is to sell but have you considered renting say through the council. It being a bungalow could possibly make it more desirable to them for say disabled accommodation and it would provide you with a regular income rather than no income at all like it does while it stands empty.

    I think its too cheap, you should prolly raise the price a bit to generate interest. Its a sellers market after all.

    If you're aiming for someone older to buy it, I'd clean up the garden so there's less to do for them when they move in.

    Only one or two detatched properties have sold for over 180k in the road, you are on at 180k - if that's after 3 price drops it was probably overpriced (particularly as a 18 months-a year ago it was a sellers market).

    Garden looks scruffy. Someone wanting a refurbed bungalow probably doesn't want loads of work - more an idyllic retirement and the garden has unstable looking nasty block wall, some sort of rickety shed/garage, bits of cracked concrete/tarmac a few years work....

    The hedge is a bit big. otherwise it looks ok but i think the mere fact of it being a bungalow may cause you problems.
    have you advertised it through more specialist channels, like the Stroke association magazine, websites or publications aimed at older/disabled people?

    Spend some money doing up the garden as it does let it down somewhat. The colour of the carpet - brown - doesn't help much either. A lighter colour would make the room look bigger. Also make sure pictures taken in the back garden show sunlight in it as it does look a bit bleak.

    Then drop the price to offers over £165k to see if there is more interest.

    Have you considered putting it in an auction?

    As this bungalow doesn't owe you anything, every penny from it is a bonus, why not undercut everyone else by a good £10k if not £20k?

    The money paid off your debts and then the rest earning interest would be much better than chasing a 'good' price, eps in a falling market.

    Otherwise as other have suggested rent it out, then it will be heated and lived in and the garden maintained whilst bringing in a monthly income.

    I dont know that part of the country at all but would it be suitable for a holiday let? it would get more because of 'accessibility' re. wheelchairs, people who can't go up stairs...

    43 properties for sale with 2 beds or more for less than £180k within a mile, and your Nan's bungalow is the most expensive!!!

    The kitchen looks nice and the front aspect too. Why not have a few more pictures of the other rooms?

    The garden does look awful though as others have pointed out. Either drop the price so you can get a quick sale or pehaps spend a bit of time and money tarting up the garden. A cheap first would be to get some pots and fill them with flowering annuals now and dot those around. Also as said a sunny day picture would be much nicer and focusing on the best aspect. Can you borrow a patio set and take a picture showing the patio can be used for seating -pref in the sun? If you have more to invest I'd think about putting a new fence all round -is it currently missing a fence on the left? Get rid of that post blocking the view. Give the lawn a bit of fertilizer - seems very patchy and not good condition.
